Hi,
I'm thinking to buy an apartment in Cyberjaya, as I see that I may be staying here long-term (min. 3 years, but possibly 10 years), so buying might be a better investment than renting. My current salary is RM2300 minus KWSP. I saw some auction properties that priced about RM200k below, would that be affordable for those in my salary? To note, I already have ASB loan and PTPTN loan commitments.

QUOTE(serdangonline @ Apr 2 2018, 10:08 AM) How much do you have for downpayment? Note sure...are there any resources that is beginner-friendly? I'm not good with calculations...as of now my savings are about RM2k. If I can find a small apartment within 5km of Dpulze (walking distance), that means I don't need to consider transportation cost ( car loan, buses, Grab, etc..) and might be able to save more/ incur less cost.

Alamak.... tak cukup tu.... BTW, forgot that you mention the price that you said on your first post is auction price. As you can see, auction price can be much higher than the reserve price.... Generally, if you're planning to buy a house, please be prepared to have ready cash at least 15%-20% of the sale price.... it is for legal fees, stamping fees, processing fees, downpayment and other cost that may be needed....

You need cash in hand +-15% from house price.
eg: house price 200K, cash 30K.

How about housing schemes such as MyDeposit and PR1MA? Anyone have experiences with either?

Same, you need at least 10% for downpayment. For legal fee, you can do like this. Nego with lawyer so that you can pay after you withdraw money from epf account 2. Try apply any of this housing scheme PPA1M (gov servant only), PR1MA, RUMAWIP, PPR, MyHome dan Rumah Mampu Milik Kerajaan Negeri This post has been edited by AmeiN: Apr 2 2018, 11:09 AM

Thank you all for the tips. I guess best action right now to apply the scheme and in the meantime, try to save up at least until RM30k. Thanks!

Anyway if you plan to take bank loan via auction, you need to make sure your loan credit scoring is very strong. It is too risky with 2500 income. Here is a better choice, apply for this, you are qualified: https://forum.lowyat.net/index.php?showtopic=4549190&hl=Just outside the border of Cyberjaya. This is the best choice out there now. You cannot find anything like this price elsewhere. Don't waste your chance.
