See how low developer wanna go only, if despo for cash, 25% rebate already same with subsale price, throw in some warranty, no like? Throw in kitchen cabinet, no like? Free legal fees, no like? Cash back, ok? Siok liao? Throw some more free MOT. Subsale listing slowly wait to sell lor

If you look at my earlier response, some buyers don't have upfront cash to purchase subsale. Also, 15% rebate is just normal rebate, some property "gurus" will negotiate rebates more than that and tie in cashbacks or GRRs

They give you rebate, doesn't mean you also have to loan to maximum mar, adoi, pandai2 kira la, some people love this coz can get cash back for rolling ke, H baru ke, apa2 la, if can tanggung, go ahead
