To those that are leaning towards purchasing a unit here; be prepared to fight a long battle with the developers post JMB formation. They can be quite immature and your RM0.11 psf will definitely not be sustainable after JMB's formation. The developer will pull out his guards, gardeners, cleaners, pool cleaners and staffs. You will then realize how it'll almost be doubled to sustain. I'm an owner of X2 Residency, the first pet project for the developer to 'test' and 'learn' how to build and maintain a condo property. Cheers.

Due to block B is not VP. Tasik is having a big deficit cash flow. Hence, gym, swimming pool, club house and other amenities even security is in the danger of closed down. The management is thinking of increasing the maintenance fee to rm0.20 per sqft. All this is because developer is simply delaying VP of block B n letting block A to bear all the cost.

Please avoid buying unit at Tasik Residency until block B is VP. If u think I'm just joking, I've been living here past 2 years and the situation is very2 critical now. Please talk to any residence who is living here.

DON BUY AT TASIK RWSIDENCY UNTIL BLOCK B IS VP!!!!!

Yes, that's the reason developer don't want to VP, cause if VP....developer needs to pay maintenance fee for the unsold units. This shows the developer is not responsible at all. This place is a great fly environment type of a condo if only developer is more responsible. The deficit is RM60k per month...u can do the calculation to see how bad is the situation..

I see, that makes sense, never thought of it that way i.e. having to pay maintenance for unsold units.

Why not sell it and change to another project?

Increase from 0.11 to 0.18 which is more than 60% increase. The developer din even came for the AGM which shows their care for this condo project.  mad.gif

And yet they're still selling? how to convince buyers of the commitment? should be in it for the long term.

More of a desperate than rich, how to survive if developer purposely delay the VP of block B to avoid paying for the unsold units fee which are many...the deficit was 70k a month...if was not raised..will left with no guards, cleaner n maintenance...and unlikely whtever went up will come dwn...perhaps whoever who wanna buy with this developer can chk personally with the residents before deciding

When there are posts about the on-the-ground situation, we have to check if it's really by a resident, owner, or by agents

Agreed. I'm owner and staying there. This condo is great place for own staying with good amenities and great neighbors. But really depressing when one of the main selling point of low maintenance fee cant be sustained cause developer smartly doesn't want to VP block B to avoid paying maintenance fee for unsold units. Furthermore, some of the material used is low cost material where the developer just waiting for warranty period to expire to push the defects to owners. Another major issue is the traffic jam which starts about just 100 meter from the condo. it will take abut 30 min for 300-400 meter distance. Many things to say, but it will reduce the marketability and price of the houses. So better not said in public. My advise, please ask around for pros & cons before deciding to buy.

Thanks for honest sharing, shasgen, much appreciated. We have found a neighbourhood champion on the ground.

Having great neighbours is a pull factor.

Location wise there's a lack of exits to the main roads. Wonder how's the traffic if you exit via Taman Mas to Puchong Prima?

What's the % of unsold units for block B right now?
The idea of "large units in the sky, just like landed but on single floor" is a good one, is it because not much publicity is done?

During peak hours all road leading out will be bad, worst is if ur heading towards LDP. But of course, this is common issue across Klang Valley.

The single floor big unit with rooms left n right gives the feeling of landed single story house which is a big plus. If I'm not mistaken 60-70% unsold units for block B although the sales person will play the stickers game.
The facilities here is quite commendable, although due to quality of the materials used makes it bit on high maintenance side.

I think the publicity is on slightly negative side which makes the sales harder. Although being bit bias, I think sales can pick up if the block B is VP n buyers can plan relocation sooner than later.

I see.

Why not setup an FB/Insta page and share about activities there, as you mentioned the facilities are commendable?
