I agree, when a deal has been made, both seller and the buyer must honor the deal.
I've faced this situation before when I'm selling my games before, I've made a deal with someone, and then someone else offered me a higher price than the buyer I've made the deal before. I politely tell them that I've made a deal with someone and will notify them in case the deal didn't go through.
I know that I can gain extra few bucks by selling the game to the highest bidder, but at the risk of ruining my reputation and losing some of my friends? Not worth it.
IMHO, if any side want to cancel the deal after the deal has been made, at least be a man and tell the other party that you're no longer interested in the deal and make sure that the other party understands and not holding any grudge against you.
