Bro you can always check by your ownself. Don't too over rely on "heard ppl said" sometime it's not true to you.

And yes commercial are definitely higher than residential but if the development are under HDA you are able to convert it become residential rate too. Since if you like the overall, you may try calculate your monthly consumption to check whether you can take this expenses or not. Otherwise you better look for residential title project. (if there's any)
