It look like not router problem. It is normal for 2.4Ghz to get 40-50 Mbps, if you could get 50 Mbps it consider good, normally in 2.4Ghz don't hit 50 Mbps.I'm aiming these two routers

To enjoy the speed faster than 50 Mbps definitely need to connect to 5Ghz and stay near to the router, because 5Ghz have shorter range.
If your client don't have 5Ghz, then what you need is to buy a 5Ghz adapter.
Next, you can make your house environment to 5Ghz by using mesh router or access point.
