 ethics and real estate agents/brokers, are there any exams?

I am selling my house directly without a selling agent. I get buyers agents calling wishing to have their client see my house. In almost all cases the agent has not even bothered to see the outside or inside of my house before booking a viewing with their client. With their client they make it appear as if they have done lots of work to find the property when in fact they simply called me out of the newspaper. The buyers agents are almost always highlighting the good things about my property and I have yet to see them indicate any negative thing about my property to their client. It would seem that these agents are so eager to close a deal and collect some commission that they are only representing their clients interest in the extent that they are making arrangements.

The majority of interest in my property has been through buyers agents so I cannot even conceive of any benefit that having an agent work for me would do since it seems that all the buyer agents are in fact working perhaps more to my interests! What benefit if any could I expect if I were to have a selling agent?

Are the majority of agents out-there representing buyers actually registered? Do they have to pass an ethics exam? Is there a code-of-conduct that agents must follow with respect to how they represent their clients?
