I deal directly with the tenant and now my tenant suddenly tell me that our Tenancy Agreement was not updated as its started 1 year term 1+1 but expired in 2018. Suddenly tenant wants to leave next month, instead of serving any notice. Then ask for me to return 2 months rental and half month utility deposit. Is this legal? Is it my fault because I didn't update the Tenancy Agreement?
