How's the sales for this cluster semi-d? Personally I feel it's too small for family house, just slightly bigger than condo.

this road is in impian, impian 5 to be precise. you must be refering to tecoma, the non-gng 40x85 smds subsale priced at 1-1.1mil, i think.
original dev price about 790k. location is smack in the middle of the area, never far from schools, shops, mall, central park, highway too. this area was not designated gng, so even these smds are just guarded.
i think for that price and bu, it's reasonable, comparing other areas similar non-gng true smds.
the gng 40x85 smds would be in damai (there are impian, indah, damai), asking 1.4-1.6mil, i believe.

btw the clusters 30x55 i mentioned are close to this tecoma, also in impian 5.

You are right, I'm referring to Tecoma and Tristania.
By the way according to agent, SP will gated the area later part once people started to move in, is that true?

I agree with you, my bets will normally on those with bigger land size then follow by b/u. So far I visited Tecoma and quite interested in it. Have not viewed the Tristania yet but from your description seems not very interested in it as it is clustered semi-d type rather than true semi-d.

Given a choice, I will prefer those with gated due to security issue but seems that for gated units will costs 300-400k higher so not sure if it's worth to pay this price for the guarded purpose only. Tomorrow I'm going to take a drive and arrange some appt with agent to see some units there before deciding on what to go for next.
