I was thinking to buy the Axillaris Semi-D (Cluster Homes) @ RM500K. built up is 1706 Sq. Ft. which I think price is reasonable. but I need to get some advise from all of big bro&sis here. thanks for your advise in advance

there are no smds in indah 4 or all of indah.
link smd or clusters 30x55 are found in impian 5 and impian 7.
these are small, bu 17xx only, back linked. sure you're interested as upgrade?

u13/5... u13 is the seksyen of shah alam, all of setia alam is u13. the 5 means the road.
this road is in impian, impian 5 to be precise. you must be refering to tecoma, the non-gng 40x85 smds subsale priced at 1-1.1mil, i think.
original dev price about 790k. location is smack in the middle of the area, never far from schools, shops, mall, central park, highway too. this area was not designated gng, so even these smds are just guarded.
i think for that price and bu, it's reasonable, comparing other areas similar non-gng true smds.
the gng 40x85 smds would be in damai (there are impian, indah, damai), asking 1.4-1.6mil, i believe.

btw the clusters 30x55 i mentioned are close to this tecoma, also in impian 5.

tecoma and tristania are quite diff...

tecoma is true 40x85 smd in non-gng in impian 5. once an area is designated non-gng, almost impossible to change. very tough to get all owners to sign and pay when they did not expect or want it that when buying. perhaps the agent meant a chance setia/mbsa may erect perimeter fencing just for tecoma - possible but not probable in my view since mbsa/setia has done that only for public stretches that are very exposed to trespassing, e.g. between houses and main commercial area. if tecoma gets it, then all other non-gng will demand for it.

tristania is 34x75, linked smd, i.e. backs attached at the back. this is in damai 16, gng.
think subsale price is about the same. both have their merits and dismerits.
one is a bigger true smd but non-gng, the other is gng but smaller and linked smd.
it will depend on your current and future requirements.
personally, i'd prefer true bigger smds, whether gng or not.
