7000 ballots for 1300 units... statistically about 20% chance, but if ure bumi higher den 20% and non bumi lower... not sure how they did the bumi balloting but lots of bumis who were looking at the list yesterday, managed to get units.

anyway, for those who won.... JATI or BAIDURI?

imagine just to re-collect failed bankdrafts, they actually put up huge tent troutside the welcome centre, with 10 counters. printed nice huge banners to direct the public. during registration, also about 10 counters with computers and barcoded ballot tickets. alot of expense just for a medium cost project.

you do realise that akasia walk up apartments in setia alam was launched at 100k... my frens recently sold 2 units for 170k.
no lift, no facilities selling for 170k, and sps is launching Jati at 170k.
heres a posting for 210k iproperty

rental catch up with installment 5-10years time? there are ppl renting a link house with 4 rooms at 1600. u think an apartment with 3 rooms and security+facilities cannot fetch 1000?
at 1k, you are already about cashflow neutral. and this is now... not 3 years when its completed.

my ballot no. 880 out of 1300... all baiduri finished except for G floor (but technically 1st floor) facing surau

so i chose Jati corner blk 6 low floor

yea no instructions. i'm just gonna wait till sp contact me. no hurry.
what unit did u manage to get? how many units left at 7pm?

I noticed that the facade of Jati is different in the brochure (which came out after price revision) compared to the scaled model (which has been there for some time). The brochure pic looks better.

emeryman.. i never understood why theres an SPA price and a separate price for upgrading works. SA never gave me a convincing answer.

Why is upgrading work such a high portion of the price?

So ur guaranteed a unit in kasturi. That's not taking into account ppl who will choose intan. And a few who may not turn up

Next launch sri mutiara... Last of the medium cost I think

And also clean their lakes. All the lakes there look like teh tarik, even the one in Eco Park which dont appear to be near construction activities.

Apparently, theres going to be many such projects. the govt will waive cost of the land and price of the property will be just construction cost plus a profit margin. Thats going to be a HUGE impact to the property market.

Any thoughts?

also since its islamic u save 20% on agreement stamp duty, isnt much tho.

what do you guys think of mutiara compared to kasturi and baiduri?

quite disappointed with mutiara. the only good thing is possibly abit more landscape than kasturi/baiduri and funky angled alignment. still no covered car parks... ayo how much does it cost la?

i think the best layout is still kasturi. Its the only one of the Seris with a balcony. the master bedroom window is larger and more modern. All kasturi units are "corners" as they only share 1 wall and has a privacy ledge. The actual corner units are no different from intermediates as there are no additional windows. Aircond ledge nicely placed next to bedroom and can use balcony for hall/dining units. Compare this to mutiara where the aircond ledges are at the yard area. You'll have aircond piping running all over the house. Also has a nicer dining area. Only bad point i feel is the basin for the 2nd toilet is outside the toilet.

Baiduri and kasturi have larger park frontage than mutiara. Kasturi entrance is facing park too. Baiduri entrance is on the side road not facing low cost

For those on reserved list, I heard ud be informed on collection of bank draft only.. And if there's drop outs ud be informed after unit picking. Is this true?
