I think need more office blocks to bring the jobs to Setia Alam.

Top Glove next to Setia HQ is opening next year. Hopefully the other office blocks quickly built and Setia becomes a true township instead of an extended suburb of KL

A lrt or mrt will help.

The N1H project (transplanted from Bangsar to Setia) is also good for bringing jobs to Setia. Anyone knows the completion date ?

There are supposed to be more office blocks apart from Setia HQ, and Top Glove


Any idea when will they start construction ?

Hopefully, one day (sooner than later) it will be like Mutiara Dsara but much bigger scale....

PKNS land is adjacent to Setia City Mall; on the north side.

some they have developed by themselves. others, they have jv with other developer (but PKNS remains the land owner).

typically, PKNS land is leasehold (as alienated by State Govt to PKNS) however in this case, its free hold ! Recall SP Setia bought the land from See Hoy Chan, and subsequently needed a 'bumi' partner so they sold this chunk of land to PKNS.

Suria Hill bungalow land (no house and only land - developed by SunSuria but PKNS is land owner) has been an interesting study.

Previously they were trying to sell the land in big chunks (think 8k to 20k sqft) in the range of low RM200 per sqft. Did not sell well.

Afterwhich, they decided to chop it into small pieces of 3.8k, and priced it at near RM300 (plus minus - depending on how much disc. the agent gives you) per sqft.

I think the price is settling around the mid RM200 range now.

please correct/update if the above is not correct.

About 1km NNE of Setia City Mall. Ask at Sunsuria ofis at Kota Dsara...

my Fren got bungalow land 500 feet north of Setia City Mall. Just VP. Mentari n PKNS project.

Any sifu can advise how much per sqft now?

He's trying to decide whether to sell or keep.....

Jati and Baiduri very quiet. Drove past yesterday.

Only a dobi and mini market open at the shophouses.

looks very lonely. when will it be fully occupied?

I think so. West of Setia City Mall. They have to build finish first before they take the prime bangsar land.

i was there last week at eco park. bungalow for sale. net price (after discount etc) at RM2.9mn. about 5,000 sqft land.

i'm surprised.

i think the old team better at managing prices. now the current team just turun harga.
