Tbh, Setia Alam township no value one. They go up because everywhere else is going up. My friend want to refinance back in 2010 can't even refinance leh. Loan value is still more than property value after the 90% financing. Now of course different. You see the Setia Alam shops along Jalan Meru look so dead though it is fully rented out.

So this Setia Taipan 2 insider sapu... bullshit. Better to buy when the price drops in the real market

Jalan Meru area has too many shops along it. The catchment area is bad too. So good luck in any more shops around the area. Same syndrome like Bukit Tinggi. Too many shops but not enough people to support it and mostly come from lower income group...

2%, a huge some money for MOST of us here, and its not a hassle selling without a agent.

Just got to make sure we do our own booking agreement by paper and secure lawyers that are efficient and be patient to get the whole transaction to be done in 3-4 months!

If 2% not a big money, why agents not wanting to work for lesser %?

Some even asked for 3%, bullshitting their way stating 3% is the current agent fees ...adui..
