If start from 10001, then chances more den double edi. But SA keep telling me they have >10k registrants even from 1st day of registration, so I think more likely start from 00001.

Anyone got SMS yet?

I'm sure you're serious buyer but why no agent? Are u hoping for sellers to sell to u at a price that is 2% cheaper because he/she would not need to pay agent? If that's the case, who don't the seller just use an agent since the net amount he/she gets back is the same anyway? Safer and less hassle even.

2%, a huge some money for MOST of us here, and its not a hassle selling without a agent.

You obviously dont even understand the issue we're talking about, so I suggest you read again. I'm not talking about whether 2% or 3% is a lot of money or not.

I'm talking about buyer seeking direct owner to sell in order to save the 2-3% that would otherwise be higher should the sale be facilitated via an agent.

If I am an owner wanting to sell, it makes no difference if I sell via an agent and pay 2%, or sell direct to buyer by giving 2% discount in lieu of not using agent. The nett money I get is the same either way. In fact, it is even easier as seller to sell via agent coz theres no need to go and personally show the unit, draw up agreements, do the running around, find another witness for the agreement etc. Unless, if the buyer is prepared to spilt the 2% discount both ways....but as a buyer, all want the cheap deal.
And as a seller, you want the deal done ASAP to get money ASAP, not being patient and wait 3-4 months like you suggest. And sellers usually use the buyer's lawyer to save cost, so any lawyer used are usually on the side of buyer.

Understand this before you embarass yourself further.
