Go checkout the subsale from Alam Nusantara @ Setia Alam by PKNS. That area can get between 460k to 550k intermediate 20x70. Latest phase Ayuprima subsale 538k to 550k good buy buildup 2000sqft, 2x2 porcelein tiles living, column free car park, open space masterbath. Ecopark bungalow at the Eastside, Anjung sari superlink/bungalow & Mentari Bungalow at Northern Side, Setia City at South side (jogging distance to Setia Mall). Upcoming bungalow at Westside. This Alam Nusantara can be said prime land for terrace house compare to SPSetia one.

Don't under estimate PKNS quality at this area & blindly compare with SPSetia brand without seeing it yourself.

I think better you write in & complain directly to SPSetia management. No use complaining here lol..

I stayed in Bdr Bkt Raja.
However, i like Setia Alam more than Alam Impian due to so many ammenities eg sec & pri school, Tenby international school, badminton academy, KFC, McD, Domino pizza, Pizza hut, secret recipe, starbucks, burger king, sushi, nasi arab, Sup utara, ayam penyek, OverTime, mamak, Tesco, Giant, Klang Sentral bus station, petronas, shell, mobil, Nissan, Honda coming, CIMB, HLeong, AM bank, 7E, clinics, speedmart99, hardware, furniture, pets, central park which everday got activites jogging, basketball, exercising, upcoming Setia mall consruction nearly complete with coming GSC, bowling, parkson, upcoming central lake park in front of Setia Mall & so much more that I couldn't write here..
Maybe because Setia Alam + Setia Ecopark+ Klang Sentral + Bdr Bkt Raja + Aman Perdana + Meru making so many ammenities here. No toll require to cross border here to share the ammenities..

In Alam Impian only can see houses & lake with not so much activities going around, like ghost town lol.

However, i maybe will like AI in 7 years time (after many ammenities available including hypermarket) & being the reason my office is just 5 mins driving from it (AI)..

This is my personal opinion & no offence please..

Development in Setia Alam not only by SPSetia.
There are many other developments by others which undergoing now.

1) Launches by PKNS is still reasonable.
Watchout for their bigger plot launch > 22x75 next year onwards north of setia mall..

2) Mentari prop & PKNS will launch 3sty semi-D from 2mil++ & 3sty bungalow from 3 mil++ complete with swimming pool. Location next to EcoPark.

3) Tanjong wahyu now launching 4 sty shoplot from 1.788 million. Location behind Anjung Sari.

4) Sunsuria commercial. Phase 1 Sunsuria 7th avenue luxurious semi-D shoplot will be completed next year.

5) Sime will launch 2sty behind Setia alam pri & sec school next year.

6) Honda service centre under con & will be complete next year.

7) SPSetia HQ already start construction consisting 8 sty & 4 sty building skybridge to Setia Mall.

8) Titijaya launching shoplot Galleria behind Giant Klang Sentral.

9) There is 1 building now undercon between Giant & esso mobil/ McD. Dun know what is this. Anybody have an idea?


The edge reported earlier I&P also coming in these area near Ecopark for some development next year..
The edge also reported earlier 1 more developer coming in to develop land near klang sentral. Can't remember who is it forgot already liao..

Until to date, no mosque in Setia Alam.
Only Surau available. Friday prayer currently done at Surau.

Mosque reserved land beside Tesco.

1) Consisting 22x75 3 storey superlink houses complete with bath tub, jacuzzi, plaster ceiling, cornice. Build up from 2900sqft.
Got 3 phases.
a) Phase 1 previously developer sell at 550k. Estimate VP early next year. Got owner successfully flip before VP for 750k recently.
b) Phase 2 Daffodil developer sold at 590k bu from 3000sqft. Estimate VP early 2013.
c) Phase 3 developer sold at 690k. Estimate VP end 2013. Northern Setia Alam Recreational hill park is behind this phase 3.

Others unit including Semi-Ds & bungalows.

I lived in BBR (bdr bkt raja) & vested in both setia alam & BBR (most of it in Setia alam).
I've been living in BBR for 4 yrs already..

For me, I prefer to live in BBR compare to Setia alam because:
1) BBR is peaceful & not crowded.
2) The township is designed with plenty of buffer land area.
3) For similar price, house & land is bigger. For example in BBR corner unit building is wide by 4ft than intermediate unit (Eg int 20x65, corner usually 24x65). Land usually more than 10 ft than Setia alam house (Eg corner in BBR land is 30ft, setia alam is 20ft).
It is worse when compare end lot BBR with Setia alam (SA). In BBR endlot land is 10ft, in setia alam land is?? Can hardly see land at the SA endlot lol.. Want to plant tree also hard oo..<5ft is it??
5) House orientation is more interesting in BBR while in SA house orientation is boring north & south with too many houses facing each other.. In BBR got many houses facing land area..
6) Less traffic in BBR.

However, i still love developer SPSetia compare to Sime Darby. SPSetia provide many basic ammenities in SA while Sime only knows to build house only, even school also dun have..

Luckily BBR is just next to SA only..
So anything i want eg shopping, buying, go to bank i will go to setia alam lol..
Maybe if BBR is far from SA, then perhaps I will choose SA over BBR huu..

Did u guys know that BBR is nearer to:
1) Carrefour
2) Jusco bkt raja
3) Klang parade
4) Pasar besar klang
compare to SA?
Later, west coast highway will have intersection in BBR..

BBR & SA both have its pros & cons depend on individual preference..

That one is light industrial zone which is near to setia alam land (near to setia alam school) lol..

New phase of BBR upcoming launch is between this light industrial zone & setia alam school..
Maybe Sime will take 2 years to finish all the launch in right hand side of jalan meru..

Then maybe in 2015 onwards, sime will launch so called prime land SemiD & bungalow at the left hand side of jalan meru (currently palm trees adjacent to SA shophouses/ pasar mlm..
Rumours said golf course will be built there..

If driving from klang, the light industrial zone is at the right hand side of jalan meru.
Current BBR is at the left hand side of jalan meru.

I'm wondering why BBR new phase just next to SA is under Klang, while land next to it is under shah alam lol..

The +ve or -ve impact of new factory will effect (by sequence):

1) New BBR phase (launch on 2013-2014) on right hand side of jalan meru (if ur from Klang, moving towards meru). This including future Prima affordable DSL house.
2) Existing houses of Mutiara Bukit Raja 2 (this is not under Sime)
3) Southern part of Setia Alam: Setia Damai (16), Indah (10&11), & Impian (2&3).
4) BBR Ellis
5) BBR Shoplot Eleven Avenue
6) Mutiara Bukit Raja 1 (this is not under Sime).


The new west coast interchange will effect BBR Ellis & Petunia facing north.


However, if u looking for house at setia alam, pm me lol.

Last time balotting for jati, baiduri, intan,& kasturi balotting is 50% bumi & 50% nonbumi. Equal. Alternate 1 by 1 by bumi & nonbumi..

Previously SpSetia dun follow quota for double storey house sold at Setia Alam. This time arround their need to rebalance the quota by giving more quota to bumi through lowcost & medium apartment.

I suggest u guys to think tripple time for investing here..
It is a freakin high density apartment area. This is the 5th phase.. icant imagine when all 5 phases VP.. How many units to sell/rent?
This dun include future lowcost at the area & other apartment by other developer such as Sunsuria..

Just leave these mutiara for own stayer la guys. Come on la..
Dun be selfish..
People nowadays are getting greedy & greedier..
