About 3-4k people have registered so far, so lets wish everyone good luck 

you submit yr bank draft, wait for balloting day which you need not be there.
if successful, you will get sms on that day.
a few days later, you will be notified to select unit, in order of the successful ballot no.
spa will be later when they r ready.
if you don't turn up, they'll be happy keep it their pocket for own staff later, won't open to public again.

these apts are not low cost, are not 1my or pr1ma, just private midcost apts.
it is gng with a dmc to sign so there are monthly maint fees to pay.

last round jati-baiduri was about 10% lower in price, 8k ballots.
this round, maybe 10k, 15k??
because this is not low cost, some peopple will submit 10, 20, 30 names/drafts.

Thought might want to share it here.
"I have purchased the apartment from the previous phase and would like to share some of the information with you readers and make you decide whether to ballot for this apartmen (you might need to double check with SP Setia on the Points To Note below). I will write later in another entry on what to expect during the balloting process.

a) To Transfer Name in SPA - it's not allowed but you can add names later in the SPA. The name for loan could be the added name later.

b) Block 1 & 4 (Seri Kasturi) and Block 3 (Seri Intan) are reserved for SP Setia staff. You need to obtain the first *75 - (8 units ground floor) lucky number in order to get the bestest unit of Seri Kasturi facing an urban park (and also the future Setia Taipan).

c) Based on the previous balloting, I would imagine that Seri Kasturi (with balcony) will be secured first among the lucky buyers and your number must be less than *250 to secure a good public unit for Seri Kasturi.

d) Seri Kasturi is best fits for capital appreciation as well as for own-stay. Seri Intan is more for rental income because it's cheaper and due to the fact that there's no more next phase for the Seri Intan type.

e) The maintenance fee is approximately RM150 per mth.

f) MBSB is not a panel so be prepare to fork out 30% down-payment should this is going to be your > 2 houses.

g) SPA price is after bumi discount, it's not-negotiable last time - be prepare with your downpayment

h) The same lawyer for bank and developer.

i) No discount, No DIBS - be prepare for the progressive interest.

j) There's no bumi lot title for this apartmen, thus if the bumi registration could not make up the 50%, it will then be sold to non-bumi.

k) As far as I know, the best rate from the previous phase was BLR-2.4."

Dont mean to stereotype but for non klang residents like me, i would rsather stay in setia alam. Reason it is not so far as klang as it is still shah alam. Or rather because d address is at  setia alam. And not klang. Yes that is the power of branding which sp has done very well indeed.

By the way the numbers have reached 5000 plus.

Hopefully both SA and BBR can be like Desa Park City....

Kasturi has 4 blocks and 2 blocks booked for internal staffs @ lower price. By the time VP, the investors of Kasturi will need to compete with staffs to sell. Those who intend to ballot need to take note on this.

right... flippers see 80-100% cap appr with akasia and like to think same for jati-baiduri-intan-kasturi.

akasia is in a good location, close to everything incl gomen school and shops, was launched in 2009, took >1 yr to sell out in a non-craze period.

now, imagine if subselling j-b-i-k in a non craze period in 2-3 yrs time... can expect it to sell fast and high price?

i do think j-b-i-k are reasonable buys, but pls, don't expect easy huge and fast profits...

I think i have stated enough to clarify except 1 last final thing.once a flat discount has been given for a particular projecr such as kasturi staff is not entitled to apply for discount on the same project. Otherwise it would be a double discount. And whether it is company vip or staff wgo have prebooked, it is of no significance to both u and me since they have already been taken. This is the reason i did not care to elaborate on it.

Just called up spsetia. Total 6600pkus have casted their ballot. Looks like another slim chance of obtaining an unit in either.

What you expect? Investor purchased for return and not for own stay. Same goes to Jati, Baiduri, Katsuri and all apartment here. I don't think the actual demand for own stay here is that high at the moment.

btw, when can go and collect the cheque?

yeah, when my turn to select a unit, maybe for Kasturi maybe left lowest unit and facing surau, hmm hopefully there is a good Intan unit for me to select.

not sure i can get any chance like this for next project, this one affordable some more. just try my luck to check whether there is any nice unit left 

about lynryd skynyrd, yeah one of my favourite band. 

that's why i ask why so many people so excite about this remote area mid cost flat that selling double of it price?
