SA's subsale price is not as crazy as before (~like 1 year ago), since then it has been stablising ... It is a good sign actually ... The fact that SA is still 50% un-developed will push up the prices in future, but not at the rate of increase that we see over the past 1-2 yrs. Developer's value creation in this twonship is playing an extremely important role, ie: NKVE-Jln Meru link --> chiense school --> international school --> hypermarket --> automobile centre --> setia city mall --> medical research thing --> second international school --> setia city commercials etc etc ...

max 600k valuation for newly completed ones with keys is about right.
the orig prices of these range from 423k (regia1) to 469k (carallai) to 500k (garcinia).
the later ones that were priced higher may get a higher bank valuation upon completion - that's unknown for now.

Last year SP Setia launch new terrance linked house (20X 70 - 2,200 sq ft bu) was price at RM648,000.

If they want to launch again next year, I think 700++ to 800++ is possible.

the news of next 20x70 is scanty, i heard too.
should be on the north side, 2km north of highway/mall.
this new area is huge too, designated for various types of houses, apts and lowcost.
possible the next 20x70 there be 750k, maybe 2 1/2 storey??

the bank valuation i got is for VP from 2011-2012 (as of last month)
