That is quite decent return for a linked house's rental rate. It's equivalent to any USJ DSTH.

I think no la.

A lot Klang ppl esp Eng Ann / Berkeley and Meru side moved to Setia Alam.

My frens a lot of them moved from Klang to Setia Alam and even they said they saw their ex neighbours moving Setia Alam too. I also had 2-3 frens moved from Subang Jaya / USJ about 5 yrs ago.
