there's always a budget for everything. perhaps they never expected the people to be willing to pay so much for the houses there just after 6 years.

ecopark, first 41x85 semidees in 2006 were priced <RM600K. that price today, you get a 22x70 link house in many parts of kv. at that time, people spit non stop at setia, calling it a rip off, only stupid rich klang people buy. think about that. tongue.gif

i googled that setia alam akasia apartment is 100% loan. Is it true?. How only can be qualified for this?..any advise?

these apts are already complete, only subsale.

but yes, i would think if you qualify for najib's my1sthome or prima scheme, can get 100% loan.
subsale price and bank valuation are quite close, i believe - about rm180k.

I heard setia planning few thousand flats for launch this year at affordable price. V reliable source but I think marketing dept not told yet. Go check with them.

go back, read previous pages - jati and baduri total 1,600 units, supposed to be launched in march 2011, now postponed to june 2011 due to overwhelming demand.

more apts coming in the far north, maybe in the next 5-10 years, not this year.

Aiseh,it's d ones in the north gone for do approval,which is valid for a year. Not likely launch in 5 to 10 years lah.

i read the below as you mean few thousand launching this year.
not aggro, just trying to clarify misleading info if any.
do post again if and when you know when these thousands will be launched as i like to know too.

Planning to get one DSL in SA. After reading this thread n knowing some phase facing settlement problem. May I know does the whole precinct 6 faced this problem? How about other phase/precinct?

i believe you about the allocations because the info already exist on a map you can easily get at the sales center.
just need to word it clearly when it comes to planning and launching to avoid confusion.

it is true there are allocations for maybe total 10,000 apt units in the far north, about 3km from the current houses.
700-800sqft size. some are classified as mid cost, some may be low cost.

not all are launched at the same time, maybe 1500 units every 2-3 years, starting this year.
when the rest will be launched, how fast, who knows?
the developer won't be so stupid to launch so many if nobody wants to buy, nobody wants to live there.

keep in mind the township is big, 4,000 acres is not a small plot.

such a massive masterplan, im sure SP Setia can run away for the low cost compliance, few thousand? might be true seeing those combine unit at SA and Eco Park. Especially when Selangor PKR had it final call for bullet to wins next election, im sure SP Setia had been pressed so hard to launched the few thousand unit low cost by this year. During BN time, SP Setia can run away, but PKR now, no way. Ask u all something, for example the famous ZEST by Trinity, where are the allocated low cost and medium cost unit for compliance? Going to provide or forget to provide? Few thousand unit flats accumulated since year 2000 for the SA and Eco is definitely possible.

bitter to swallow, SP still have to provide, they just cant expect to do a few community centre like the international school, primary school, badminton centre in lieu for the low cost unit. During BN time, a good example is Bandar Utama, the developer had counter offer the state for KDU in lieu the mosques for muslim there. Then, poor stay poor.
