Few of my friends / their relatives / associates staying in Setia Alam, wear common, slipper and drive normal cars, but when talk about wealth, they are good and strong.

COME ON, I NEVER STATED the whole residents of Setia Alam are wealthy like what you said above and mean in your vocabulary. If I said so, also no one would believe me in a non brainer statement.

Damansara Heights or Bangsar is a high end enclave, but we also can see the lower income group or bangla are staying in the very old landed houses which worth more than RM 1mil. But when someone mentioned he / she is staying at both area, the imagination of his weallthy can be estimated at how low.

Wealthy for a personnel is different in each of the profile individual.

I am supporting to quote a buddy here who quoted someone mentioned that most of the residents here are low class or less income earner but carry on to comment that based on commercial area only but not residential area, whcih I am confusing with the replied too.

Harrr. The PKNS project is in Setia Alam itself woh.

The Anggun @ Alam Nusantara is just next to the Setia City Mall and Setia Alam Convention Centre.

For me, it is just next to and very near Setia City Mall, maybe just few hundred meters away.

Anggun is 24x75 linked houses and built up 2700+

Heard Anuggun 2 ( 100+ units ) is coming soon, but I dunno secretly launched dy a not.

No lah, not yet. SP Setia normally official launch their Bdr Setia Alam projects with APDL.

If not mistaken, official launch on 11/1/2015, first come first serve.

Only registration.

Its RM 780k onwards, quite worthy for the price since 20x70 DSTH subsales asking RM 800k onwards but Caffra 3 storey and bigger built up although relatively short at 20x65.

Not fully built up but left 5 " at the back ( not sure if any changes )

Suppose build and sell upon completion in 2016 but SP Setia decided to launch it now at 30%+ completion.

It's 2 years project but also means the house could be VP in just a year plus or so.

Yes, 30th was the day for their staffs to book and unit selection, but public not yet still. Its not consider pre-launch.

It should be 20x65 worr, how come 20x60?

Its individual title with F&G, if monthly maintenance fee only RM 50 per month, I think quite cheap and fair.

Was told total 30 staff buyers.

If Caffra only 18 buyers, means 12 goes to Serrata.

With Serrata only 44 units, it doesnt left much I assume since the registered numbers que are separated Caffra and Serrata.

Maybe not many terrace house launches around the area beside Duta Villa, being the premium price G&G.

Furthermore, Caffra is about 100 units and Serrata only 44 units.

I think 20x65 foot print is quite small for a price of 800k ish, but since it is 3 storey and new, then it compensated with the response of Melastoma, Mimosa & etc subsales, all mere 20x70 DSTH and transacted at the same price and as high as RM 820k.

I believe below RM 900k is a good buy. But not sure about Serrata because this is one of the very first 3 storey cluster in town.
