It is about 2km away form setia city mall.

from setia alam map, there is a row of future apartment beside Seri Mutiara.

Will it over supply?

Should I invest on it?

Boss, upcoming would be Caffra @ 3 storey linked house of 20 x 65 foot print with estimated 2400+ built up and Serrata @ 3 storey cluster semi-d of 32 x 70 foot print with 2600+ sq feet built up ...

No idea of the price but could be indicative of RM 800k+ for Caffra and RM 1mil++ for Serrata.

PERSONALLY, I DONT THINK <300K PROPERTY WILL BE OVER SUPPLY..
EVERYONE IS RUSHING FOR THE PROPERTY FALL UNDER THIS RANGE..

100% agree. the only issue is what are they buying for?!

these apts, from jati-baiduri to intan-kasturi and now mutiara, there are families and employers using multiple names to ballot.

nothing wrong, all legal, got money u can ballot to buy. think >90% buy to invest, not as homes. many buying with cash.

the real test will be in a few months when jati-baduri will be in the subsale market.

then, more will be on sale. can easy sell or rent or not will be something to watch.

one thing about this township is besides the mall, there are few employers. good news is the coming medical research center and the co. hqs will provide some employment eventually. a matter of how fast or slow this will happen.

i think it'll be fine for investors as long as u can hold it for a few years. and that the possible lack of occupants in the early years will not turn some of these apts into dens of unwanted activities.

i think this time..not much units to ballot. only 3 blocks available..can foresee no of ppl to join the ballot will hit 8k.

only 330 units (3 blocks) open for public sales.
Another 3 blocks is reserve by SP SETIA staff

If 5k people ballot = chance 6.6%
If 10k people ballot = change 3.3%
Is like going for lottery like that.. very very hard to get... good luck.
