Yes, I agree with you on this. As mentioned above, MM and Aster has their own group of tenants.
If the tenants go to Econsave often and not using MRT daily, then they can opt for MM and get a cheaper rental.
On the other hand, some tenants who use the MRT everyday, they are willing to pay slightly extra to be nearer to MRT station.

Look at Aster, Maxim Residence, Maxim Majestic, Annex, you might see many units here, but all of them are not same. Exact location different, facilities different, layout different, distance to MRT different, etc. So tenants/buyers in the future will rent/buy based on what matters to them, whether they want to stay nearest to Econsave/MRT/shop offices etc.

This is different from having 4000 units within the same site, with the same layouts, same facilities, same finishing. Then the competition is very high because it is hard to differentiate between the units, except the preference for the level and facing.

Oh, I wasn't clear on my reply. The first paragraph was about rental. The remaining was to address to the worry of oversupply. Wanna bring out that we will face stiff competition if potential buyers/tenants cant differentiate our property with others.

To clear the doubt, Zhong Ji is not our main con.
They are the subcon for the piling works for Aster Residence.
Afaik, they are piling specialist.

I'm not sure they are the main con of which other project, but definitely not Aster Residence

We believe there are still people who have not used the MRT, so give them a chance to experience the MRT ride, and also show them how's the MRT station connected to our site with the link bridge, rather than just talk and ask them to imagine. Link bridge is 56.7m long from our site directly connected to the MRT station.
Corridor's clear width is close to 6ft

Well, this is very subjective. Everyone has their own preference, but people tend to follow the herd.
So when the first few people chose Zone B then the purchasers afterwards tend to follow also sweat.gif

Oops..i should have said flexibility to convert into a dual key unit.
As we are targetting home owners also for our units, not all investors.
A project which has too many investors might not be healthy, a balanced mix will bring more benefits to the owners.

Our project is not affected and will proceed as we have gotten our approval and development order last year.

You may refer to the press statement today stated that approved projects with Development Order can proceed.


PETALING JAYA (May 14): Kuala Lumpur City Hall (DBKL) has frozen all unapproved projects, including those built on hillslopes and public spaces, reported Malaysiakini.

Kuala Lumpur mayor Tan Sri Mohd Amin Nordin Abdul Aziz told Lembah Pantai MP Fahmi Fadzil, Bukit Bintang MP Fong Kui Lun and Kepong MP Lim Lip Eng about the decision during their courtesy call to him this morning.

“Amin Nordin told us that all projects that have been approved will proceed as usual, but unapproved projects will be put on hold,” said Fahmi.

The mayor did not name specific projects that were affected.

Meanwhile, Amin Nordin said the unapproved projects will not be considered unless they complied with regulations.

“(We will be) putting on hold all projects that have not been approved. Those with development orders from the district officer can proceed.

“‘Put on hold’ means projects will not be considered unless they comply with all requirements,” he said.

There's no change in our price. As we all know, GST will be replaced with SST soon.
One might argued that the materials will be cheaper etc but the price of the materials are beyond our control, we have checked with the contractor and
so far there's no adjustment in the price.
