Went to check out! Right opposite NOTTINGHAM uni is univillafe, this mayuri is directly next to univillage sharing same road (sure there is another road further up). The show unit is under construction. Double storey with 2+1 bedrooms on ground floor!!! Starting price around 1.6 (I think I didn’t hear it wrongly)!!!!

Very cheap but apparently is it’s only simple fencing and guardhouse at the moment. Setia still trying to apply permit to do the three tier security (not sure why but they need permission from kajang manicupal).

I plan to get smd there, any advice? They told me is guarded but not gated ,what is this mean? And the balinese garden with pass to mpkj to manage

it means its like normal taman, but developer will build fencing and guardhouse only AFTER the precinct is completed and ccc obtained from authority.

and residents will need to form their committees to run the guarded part, subject to approval licence obtained from authority and % of residents willing to subscribe to the idea of self guarding.

Thx for reply daigor, so mean cant form community if the % is low,then the whole housing area is open for public since no more guarded? And now they jz selling phase 1...need to wait until whole project total 500unit handover with ccc only can form and do fencing with guard? The early phase who living there without protection?
