if want to lure buyer to buy 1st phase, subsale need to pay upfront 100k or more cash.
but if buy second phase is a new house and only need to come up 10k (for eg) and got a lot of freebies.
so cash wise, pipu prefer buy from developer. that is the problem with all these new development.
whereas in old matured estate like subang jaya, PJ, DU, mutiara d, there is no more new houses or not that many due to expensive land price, so those subsale houses have real demand from pipu.
so thats why for capital protection, i always tell pipu buy freehold house in matured location.

it will go up. because of the land and the location.

it's farwayland location there that will not go up enough to get your ROI. because there's too much land there and they just keep building and building.

Just basic supply and demand. anyway, let's see how in 10 years time haha .. i also interested to see. by then maybe i already need walking stick, but something to look forward to.
