Last time people buy for ownstay or for rental/flip?

I also remember my relative telling me why my parents bought in Wangsa Maju back in the early 80s saying ¨Why your parents buy so far away?¨, but look at Wangsa Maju now, construction here, construction there and very developed.

Agree with you bro. During the 90, Bandar Utama sells one of the most expensive terrace house at RM250k. But look at BU now, for a 20yo+ still have high transaction in Brickz.

The developer for BU is See Hoy Chan. They also develop some parcel in Kota Damansara. Same design and buildup.

BU is Freehold, KD is Leasehold. Terrace house build by the same developer, same size & design. BU terrace market price is RM1.2m-RM1.5 while KD market price RM800k-RM900k.

Both is well develop and well connected.

But again, we cannot deny that EM was launch at the tail end of the property bullrun. That is my opinion, let's see the occupancy in 2-3years time.

My parents bought SHC size 22'x75' intermediate at 250k.

Completed in 95 and we moved in the same year.

Uncle BEANCOUNTER, what size did u bought?

Empty units, theres a chance of substantial outstanding maintenance fee.

Maintaining huge area like ecomajestic is not cheap.

Substantial negative cashflow due to very low rental, if owner did not pay for maintenance, management has the right to take action.

eg. cut off water, block access card and etc.
