Two properties are on extreme end geographically......

If you need to invest few mil on bungalow....i would look at fh land. Period.

The rest is secondary.

Unless we talk abt those bungalows smack rite in kul cbd.

I prefer ready or almost ready bungalow which is price 2.5m to 3 million, build up around 5500sf, land size 7000-8000sf with excellent surrounding landscape.

rather than buy a land and do it all by myself, furthermore the cost would escalate to 5-6 million to buy a freehold land and construct it which is out of my budget, also it's time and effort consuming.

basically I have narrow down my search to eco sanctually grandezza and diamond city madrid.

Go look at sub sale Monterey bungalow, those facing the lake. Very nice. Visit the place and follow your gut feel. Out of the 2 you mention, I will choose ES. Diamond city looks very old fashioned.

Last time i called a few agents in mudah for cradelton..in their ads shows rm580k or something but when call always sold out but have another unit around rm630k or rm640k..haha

Even it is rm630k, it would still have room for nego and further discussion rite?

Also together with progressive interests, it barely selling at cost price.

Very limited units at 570k-600k. Other than that, they were priced at 630k onward.

Its about supply and demand.

If there are plenty of homeowners eager to move to semenyih am sure the price will up to.

what's the key difference between mellowood(7B) and merrydale(8D)?
Merrydale 8D is bigger and has a bigger living room and cheaper than mellowood 7B
Thinking of getting one 8D unit from merrydale.

Any insights on cheerywood? Like what type of property?

eco ardence bungalow... freehold at a matured location... or at least diamond city bungalow... the bungalow unit looks decent to me... landscaping is fantastic... just require some acquired taste to get used to the house design... haha... did you have a look at jade hill or tropicana height bungalow as well? setia eco park recently macam ada new launching as well... saw some banner hanging recently along their lamp poles...

still very consistent pricing though... i think for the time being 5-10 years.... price should be stagnant... i think these owners sold at loss maybe netting off interest, MOT, legal fees etc....

if eco majestic have a few phases of double storey, did EcoWorld increase the price when launching new phase?

if buy 1st phase still don't have capital appreciation, it is very bad.
