Aeon in em already start building?
I wonder why they want to open another aeon in em when they just build the biggest aeon ever in nilai..just like about 20minutes from ecohill...
u sure or not aeon in em..em commercial also dead...mybe a lot hantu there become tenant...

It's Aeon Maxi Value. Like the one at Bangsar South, abit higher class than Aeon Big but not Aeon Aeon.

I also notice em commercial is dead. Not sure what ew or sp will do to revive it in short team. For long term should be no prob.

But maybe they miscalculated the growth in semenyih, lol

Mellowood has higher % of buyers who bought for own stay. I personally think it'll decide how lively the whole township will be in the near future.
Assuming most of the owners start to move in after VP, higher likelihood that the commercial lots would start to liven up.

I purchased mellowood for my own stay. Currently I live in Ampang and work in KL. Many of my colleague live in Semenyih. From their experience, Semenyih have faced a lot of changes since SP Setia came in. I have a strong believed Semenyih will develop in future exp in EM and Setia Ecohill area. the development pace might be fast or slow. just relax, wait and see. Chill...

EM commercial area needs more traffic, but the Ecohill Taipan area starts gaining the momentum.. Ground floor shop about 50% is occupied with business in operation now.

Imho, Ecohill Taipan will be the nucleus of Semenyih in the near future. Tesco, Econsave, KFC and Pizza Hut is all centered around here, the completion of Ecohill Walk will further complement the vibrancy. As of now, the occupancy rate of Taipan is picking up pretty fast.

Doesnt matter if the initial sales were for ownstay, for rental ot for flip.

If the township is enticing enuf ppl that bought for ownstay will move in.

Ppl that bought for rent will be able to find tenants and move in

Ppl that bought for flip will be able to find subsale buyet to move in.

If tje township is not good enough even those so called buy for ownstay will have 101 excuses not to move in, citing distance children education dan macam macam excuses.

Ecomajestic commies will boom in the next few years, just give them time.

Once Aeon Maxivalue, Majestic Lab, Majestic Park and Ecomajestic Megamall complete, the shop areas just next to it will boom.

KL to Nilai is about 30mins drive ma. KL to Semenyih? Aeon dont care what people prefer it only care that it can make money. I think that people more prefer Semenyih is in KL ma

The last time I drove down to Nilai from KLIA was 1 hour plus, and that was just a one way trip and that is not even the interior of Nilai, no jam.

If highway to Nilai jam, god only knows how long you take to reach there.

Semenyih I can reach from KL in 30 minutes no jam.

Interior of Semenyih like Setia Ecohill 2, Eco Majestic, Kesuma Lakes, Beranang Industrial Estate, Semenyih Parklands, Bandar Mahkota, 45 minutes no jam.

I heard EW raised up prices for the units before this help2own scheme.. Net price more or less is the same as before, is it true?

price still same with before, 8++k before discount. net price are 7++

help2own program you only take 70% loan from bank.
first 10% deposit will enjoy 5% discount, that mean have to pay 5% deposit only.
rest 20% YOU HAVE TO PAY TO ECO WORLD AS INSTALLMENT AFTER GET KEY WITH DISCOUNT FOR 5 YEAR, IN MY CASE ONLY HAVE TO PAY 111K BUT ORIGINAL 20% PRICE ARE 169K. please remain me if my explanation not clear.

so total discount are about 13% of house price.
