Because those really niche brands name sometimes they wont purposely explore on new market, they might go thru agents or consultations firm. To b frank, Malaysian market so small with lesser spending power compare to other regions like Bangkok, Singapore, and Jakarta, unless those malls take initiative to attract them to come in, like how Pavilion leasing team is doing good in their jobs to attract some new brands to come into Malaysia, else if any new mall didn't do any differentiation with the existing mall, I doubt they can hardly survive, although even though you attract the new brands to join new mall doesn't guarantee that new mall will be prosperous too. But is a good bet at least rather than those new malls keep on attract same tenants and losing differentiation.

Those brands that have bargaining power is likely to demand space at bb than bj. Those lack bargaining power may not worth while in attracting foot count.

Depends on what is their brand wants lo....each brand might have their different marketing strategy and concern........usually those niche brands they are concern on the premium address instead of footfall.

Those really niche premium malls like Starhills don't really depends on footfall. It depends on the mall strategy to target on what kind of customer pool they want.

there are many many many other brands that not represented in Malaysia yet lah…..

can you see abercrombie and fitch anywhere? or good food restaurant like Noma and Jamie Oliver or fat duck?
