I am planning to buy pre launch landed shoplot with individual title from reputable developer.

Currently, they offer special rebate with condition i must presign the spa, paying rm50k and declare as cash buyer pending they obtain the authorities approval. After they get authorities approval only they can get end financier and only i can apply for loan approval. Once my loan is approved then only spa is stamped

My question are :-
i) Why i need to declare as cash buyer when presign spa?
ii) Any risk that my booking will be forfeited if i cant get the loan later (as developer will use this undertaking letter to claim I am cash buyer)

commi why not buy subsale when u can really look into the demand? Pre-launch for commi is still risky as u unable to predict the demand once its completed. Unless there are many commi being launch like cheras trader square back in 2018.
