It's a Malay Reserve Property just like Maskiara Condo and Rencana Royale at TTDI. Non-Malays should look elsewhere, including non-Malay bumis (my apologies if this sounds racist here).

Have seen this project ads quite awhile in mudah...wonder why not sold out yet

I also curious as to why a malay reserve land development but the main ads is in english.....

It is not a mampu milik scheme so no restriction to how many units Bumi can buy, sell or even rent later.

In terms of accessibility, it is using the old Damansara road connecting to the nearby KPJ Damansara Hospital II and Empire City.

Malay Rezab is only for Malays.. not all Bumi are Malay...

saw their counter roadshow in front of tesco mutiara D a few days ago, i walk up to the counter, saw "malay reserve" i straight u turn masuk tesco

lol... but its quite a good deal for those looking for own stay around this area... this condo i think more than 70% sold already before adpl gotten...

price is good, but normally i notice malay rezab ones the price don't appreciate much. less open to all buyers mah. yes, good for own stay.
here is some interesting thought- are there any malay reserve condo where many units are rented out to non-malays?

Malay reserve non malay cannot buy but non malay can rent out no problem....

yes, so i'm asking whether anyone knows of any reserve malay condo where you walk in, it's mostly non-malay staying (ie many units rented out).

I think they have many other cheaper options right across the LDP toll plaza. Target tenants would be more on the young specialist just starting to build a family. That would be more sensible

I see, you mean to rent in Flora Damansara? Still it’s not a walking distance compare to The Trees. That’s why was thinking of the rent per room basis options to the nurses. As of now, Empire City is commanding RM 1k - RM 1.2k to rent a studio.

it's not definitely not a waking distance, but does the trees safely walkable to KPJ, especially in bukit lanjan with all the migrant workers there? I might be wrong in 5 years.

For ur reference purpose, kpj damansara specialist hospital junior nurses were paying 1200-1300 rental for my 3 bedroom walk up apartment in kota damansara.

So do u think they willing to pay even more if distance is about 300 meters from home?

But if rental 1300, still cant breakeven..need at least RM2800, which I doubt can be achievable unless if the nurse are super rich.

If your target is those nurses, is better to just do per head / room rental.
They wont be renting the whole unit.

850 sqft the loan is about 2100 per month.. think if fully furnish you can rent around 1.5k-2k. but you can earn more if use headcount. well i think its gonna be a broad market.. location wise very strategic. too bad for my own stay lol
