It's a Malay Reserve Property just like Maskiara Condo and Rencana Royale at TTDI. Non-Malays should look elsewhere, including non-Malay bumis (my apologies if this sounds racist here).

ya. i also curious to know. they do not yet get adpl. how can it be completed in 2020? and seems like this property very hard to sell out? who is the developer and what is their background?

The expected completion is 2021 as extension letter is approved.

Developer is a township developer from Meru, Ipoh Perak.

We are glad to have assisted here alot of buyers are happy for an overall good product for own stay yet close to important places, workplaces and surrounded by nature. More importantly no need pay toll (if still got).

price is good, but normally i notice malay rezab ones the price don't appreciate much. less open to all buyers mah. yes, good for own stay.
here is some interesting thought- are there any malay reserve condo where many units are rented out to non-malays?

Own stay ok. Got private garden. Near forest. Relaxing greens.

But investment wise, need to c rentability, entry price,

Rentability - when EC1 & EC2 materialise, more working population would come in become the future renter prospect

exit plan - limited cos buyer only can be Malay. Limitation means lesser purchasers

Entry price - decent at 490psf new condo . Comparison to nearby Malay reserved development in neighboring vicinity like MasKiara transaction of 13xx SF 658k (482psf) old condo.

in terms of investment i think its a good choice - close to KPJ Damansara 2, mean you can do airbnb as well. but i bought it for own stay.. very close to my office at damansara perdana rclxms.gif

I think they have many other cheaper options right across the LDP toll plaza. Target tenants would be more on the young specialist just starting to build a family. That would be more sensible

I see, you mean to rent in Flora Damansara? Still it’s not a walking distance compare to The Trees. That’s why was thinking of the rent per room basis options to the nurses. As of now, Empire City is commanding RM 1k - RM 1.2k to rent a studio.

it's not definitely not a waking distance, but does the trees safely walkable to KPJ, especially in bukit lanjan with all the migrant workers there? I might be wrong in 5 years.

If your target is those nurses, is better to just do per head / room rental.
They wont be renting the whole unit.

850 sqft the loan is about 2100 per month.. think if fully furnish you can rent around 1.5k-2k. but you can earn more if use headcount. well i think its gonna be a broad market.. location wise very strategic. too bad for my own stay lol

and yup heard it sold out already.. i'm waiting for the stamping. the strata just submitted last week.. maybe in 1-2 weeks process will be completed. rclxm9.gif

The trees ini utk own stay or invest Tiada apa masalah. The best utk family anak 2 min or 3 max. If 5 ke 6 better cari landed. Tetapi landed now yg below rm500k area2 contoh puncak alam or shah alam 2. Area the trees payah nak dapat dgn harga 400k.to 550k condo type n kawasan telah membangun. Ada peluang ambil! Sy pun beli utk invest! Nurse or young doc berfamily or lone ranger 😁.

If you heard rumours that its gonna be more exclusive, more classy facilities, but less unit, won’t you think its gonna cost more?

Different markets largely. I dun think the profiles of empire and the trees are mutually inclusive.

The competition will be between hampton, the tree and future aset kayamas bpth projects at empire city 2 and ex audi showroom.

If others loan commitment besau exp car honda mazda or credit card sakit lah....itu pasal ada reject....tapi if kaya raya or net income above rm8000 hehehe sure lepas maaaa apa2 pun all the best. Anyone bought this house? Just got an email to register TNB meter and it said currently they expect to CCC and VP by end of July to Mid August
