Parking. Stat sheet sounds good, seems like the transportation availability is good too. Lets see how it is going to be priced... No surprise that it will be upwards of RM1k psf just like any other developments kekeke

This project is JV between Agile Property Holdings Limited (China property) and Tropicana Corporation Berhad.

Its the same developer for Agile Mont Kiara, where Agile also JV with PJD Group for Agile Mont Kiara.

Furnishings not expensive at all for 625sf. No car park selling nearly 1,700 psf. Kek... location is a bit off prime also.

This caught my interest 2 months ago, mostly due to how near it is to MRT TRX and TRX itself... if i'm not mistaken, they were open for booking of units by phases starting from lowest floor. Placed the booking cheque but had doubts after surveying the area.

Road access doesn't seem to be ideal. Very narrow road which is sharing with the restaurants there. Also, there are construction going on already for high rise office / hotels / residential directly behind this Agile development. So most likely low to mid floors will have blocked view of TRX. But most importantly, density at this price sweat.gif

How to build resi title condo in built up commercial zone in cbd? Cost will be sky high.

The 1st thing about popety is location. Any other factors are secondary.

More foreign buyers mean more supply of subsale units.

Walking distance to TRX and quite decent facilities. Lots of nice, sexy, meeting rooms and function space, probably the most that I've seen in a condo. Like, a lot until I lost count, that type of level. Yeay or nay?

I’d imagine primarily mainland buyers. Going to be a lot of issues going forward. You guys should check out some of their Lelong videos. Pretty horrific.

If 4k long term rental for smallest unit the ROI not bad… any idea why still got so much unit unsold? Got rental price but no demand? Or supply too many?

too high dense and need to rely on foreign buyers... and alot doesnt look good on this project previously until they saw the rental price now...

left not much, 2 Party holding the balance units now, estimate around 220units (120booked, 100 available units ) mostly left 2rooms or Dual key.

Comparing Core , TRX & Agile BB, psf wise got huge advantage ody, 1400psf compare to 2000psf.

Not sure really only rely on Foreign buyers.

But the sales now mainly are from Local, can say about 70%. some are retirement house / Holiday Home / just back from Oversea
Tiger Bank still can get 1800psf for Valuation now. Can get cash out for some business support.

there is a famous groupbuy group "not hard to find out", manage to snap ard 1.1k psf then last year, tho its not exactly good view

i think there is a couple of agents still selling, price ard 1.3-1.4k psf if not wrong

returns are quite good, took a 5 year interest only loan, now monthly rental +ve cashflow too, after 5 years see if any increment then

From the rate that they charge, I think better off renting out long term if rental is around 5k. If you search in airbnb, there are alots of units in airbnb for agile bukit bintang. Usually units that can easily rent out can hardly find short term rental units in airbnb.

My corporate tenant from Hua Wei (office in TRX) said their accommodation allowance is only RM2500. This is beyond their budget unless they share with colleagues or friends.

I am sales staff for this project, I deal with the airbnb and they did manage to come out with high airbnb returns that I can show you in B&W, unsure why this listing can be so low, many factors like dates, view, design etc I believe.

For Huawei, I think it depends on their ranking too? Higher paid employees or C level executives could have higher allowance for accommodation. But of course, TRX is huge hence we don't just target Huawei employees as long term tenants.

If you want to play safe, would definitely recommend to do long term rental too, as its more stable & still having high demand. And, you don't need to do profit sharing with the airbnb operators cool2.gif
