Just want create a platform for all KAMPAR LAKE CAMPUS CONDOMINIUM (KLCC) owner regardless for own stay or investment purposes to share, discuss and update for any related info/news at here.

Btw i just bought the unit last few months..share with you some latest site photo from the sales person.

I am not the KLCC owner, but i owned a Kampus West City Soho, bought few years back. Actually i will say there are over supply now in Kampar near to the UTAR. You will notice so many new projects being developed in this few years. And for your information (do not trust 100% on the agent or developer). The time when my project launching, the agent said one unit can be rented out for at least RM700(one unit can be occupied by two students). But guess what, now the oversupply condition there are too many empty units there. Luckily my unit still able to rent out, many owners are still paying loan every month for 3-4 years without any income.
I am not sure how much is the KLCC, and how is the ROI. But bear in mind, those UTAR students not Sunway, Taylor rich students. Do you think they are willing to pay more than RM300 per person per month to rent a room? Just my 5 cents of opinions, maybe i am wrong.

Couldnt agree more...the oversupply situation was started like 3 yrs ago when kampar west city and few others project completed.
6 yrs ago my westlake room cost me only 300...with more n more vp hostel now i cant see the rental go beyond that...buyers better do own due diligence and not trusting agent words blindly

I realised KLCC unit is really at the high side from the beginning because the location is at kampar. The plus point is walking distance about 500~700m to Ktar main entrance and surrounded 1km KLCC is the newest facility student condo. Hopefully future Ktar will open a side door then KLCC will be next door of Ktar.

What is tar student living behavior. Most of them will have many student in a house or just good enough person? I mean like tar in Kl, some house master 4 student share a room due to the high price. What about in kampar?

There's oversupply situations...
UTAR students mostly is middle income.. Some low income too..
So u won't get those students willing to pay high rent...

Basically.. Don't follow the agents 100%. Do your own survey & research..

Kampar Seriously tak Boleh pakai. Want earn student rental here better think twice. Manyak lousai. Sure make loss more than 10 years above.

If die die want to invest student zone. Better save your money to invest Xiamen

you're right. that's why a lot of pipu get stucked their money. the numbers looks kind of ok (3/ 66k == 30k for 660k ) but the problem is the vacancy. if assume 6 months need to find tenant, means vaancy is 50% and you only get 1.5k per year.
based on what i see these days rental can forget about it esp these kind of places. anything under 4% yield don't waste time just put money as FD in the bank.
actually EPF return is not bad if you can donate some money into your account yourself.

Hi, is there anyone interested to invest into suites located in Klang Valley which is located less than 50m to a university with more than 4K students currently? Priced from RM250k with cash back & semi furnished, the rental yield will be approx 6% based on nearby similar size rental rate which is further away from the university

Nearest other residential would be approx 800m away

Well, consider that was a quite matured area (although still a lot empty lands far away), it is impossible for developer to purchase a land just 50m from Utar there. Imagine in KL, do you think still have land developer could purchase which is less than 50m from KLCC???
Even there is, how much do you think the price will be?
4-5Km could be far for students to walk to Utar, no doubt but property nearer to Utar must be more expensive rental right?
And there is still have students occupying those property far abit but cheaper in rental price.

Well said. The next cyberjaya with oversupply of condo for uni students. Even LKW students are rich but look at cyberjaya property price.

Those attend UTAR is not financially strong....
Mostly from lower to mid income families..... It's cheap & recognized by many companies... That's why many people pick... After getting rejected from IPTA...

RM300 still OK for most utar students. Sungai long near utar rental also much higher.

For Sunway, Taylor areas rental rate way way much higher alot... Just a room with attach bathroom can go up to rm1k+/pm

why dont you guys check the rental price from westlake hostel there? the price looks pretty much the same since 2012 (graduated since then).
generally, the further from UTAR, the cheaper it gets. I used to rent a room in taman bandar baru selatan kampar for about rm150 inclusive of utilities bill.

most students ride bicycle/motorcycle to class, there are also UTAR shuttle bus (not free, need to buy bus ticket from UTAR) that goes around the place.
