Currently handling over to owner process is carried up.

How is the reseller value ?
Easy to offer rental there ?
How is the overall quality of work ?
Spoke to Allan Metro Kajang Trading Sdn Bhd guy, mild steel grill around RM1649.00 for 920sf, exclude Kitchen/Dry area door grill. Any better offer by other vendor ?

Is the one near to Kayu Ara, or Bandar Utama, near to one furniture warehouse, and Esso station.
The one that you mentioned is Pelangi Damansara 1 bro.
I missed that development cause that moment not ready to buy yet.
That project environment quit crowdy.

whats the land area and the price PSF and what floor.
distance from main road/highway.
how is the surrounding area.
estimated distance from 1-U/centrepoint and damansara toll.


it looks like a mid class area but how much of the place is taken up/being occupied. its better if you buy a landed property.

Distance from 1U & Centrepoint is less than 1km.
FYI, a unit of landed property within a 2km radius from Pelangi Damansara 2 cost triple.

My parents also have one unit there. From experience, higher rental value properties normally have problems renting out. It will take a while before there will be returns. Anyway now still waiting for rectification works to be done.

i am quite aware of that. try looking for a property around SS2 area. even tough PJ is now city status there are some properties which arent that expensive. depending on ur budget. true its near 1-U but are you willing to get into traffic jams in the morning and evening. you could try the SS2 or 3 or taman megah can get some properties near there. depending if you want the house as an investment or just to live in. overall landed is still the best. i have a vacant property in SS2 and at 1-U(condo). but thats for future use and investment.

if your budget is about 200k and less then best you settle for an apartment/condo but if its about 500k ten go landed.

good for investment i suppose.o

from my experience, high density condo will have high cost of maintenance because of wear and tear. Moreover , alot of repairs and default payment for maintenance fee in the futre.

From my experience, never buy property near mosque or surau. Unless you don't mind this prayer wake u up early in the morning...

I think most chinese do not like their apartments to be near the mosque as it will be noisy in the morning. Resale value will be affected by this i think.

It's whether the future buyer 'care' or not.

I can't remember the name, but the condos near Damansara Kim, opposite the old SJK© Damansara. Is just next to a cemetery.

And in Penang, a lot of flats, terrace houses or even bungalow is next to cemetery.

People still buy.

City people don't have much choice.

Hi, I'm interested in buying a unit in Pelangi Utama also.

Just want to get some opinion though: Behind Pelangi Utama is Oxidatioin Plant, and coming up next to Phase 1 is new low-cost apartment. How much is this going to affect the resale value of Pelangi Utama?

By the way, anybody know if got convenient bus stop around there? Don't have regular use of personal car cry.gif

Of course people stil buy.It's just that whether resale value will be affected or not. for eg:- an area can command rm230-250 /sf but because of cemetery etc, the area can only command rm210-230 /sf, although it's roughly in the same area.

property type - condo
size - 1024 sqf
rental value - myr 1000-1100

this is the current market value for renting in this block. the rental price above inclusive of all basic lighting,fans,kitchen cabinet (most basic), grills for main entrance door and kitchen window, a brand new HAIER air cond. if the tenants has kids or is a female, they might required u to install a grill for the balcony and all the rooms (quite costly).

resell value i guess in the region btw 270,000-280,000

those are my experience with renting out my unit there.

Not bad ler for investment, so far more ppl ask for sale than rent ler. I think should not be very hard to get ppl for rent smile.gif

Yes bro, that why I am always asking too, why when they selling the property last 2 years before launching as Pelangi Damansara 2 and now they mentioned it as Pelangi Utama, quit confusing doh.gif

Ya, I just get a new info as per below :

The market price are :
Market value is minimum RM280psf (based on 1 car park)
Rental at least RM1.60psf for a basic unit. thumbup.gif

Ya, recently read a paper cutting, very useful for owner that plan to sell off their property :
Owner give instruction to agent, not for the agent to cut the price for the owner, we decide the selling price.

basic furnishing
good condition/ view
currently tenanted (another 6 more months to contract).
all neighbours on the same floor are families and young couples.

Pelangi Utama will always be in demand because people working in IBM tower or KPMG tower will find it very convenient. However there are quite a number of unwanted incident that happen there. PM me for details.

The only public bus that can reach Pelangi Utama is U89 from Kelana Jaya. The bus stop will be in front of Mobil and Shell station
