 Ameera SS2 or ..?, Own stay in PJ - looking for condo

Trying to look for PJ condo for own stay. Criteria as below..

Freehold
Size from 1100-1200 sqft
Budget 1mil
Age of condo less than 6 years from VP

I saw Ameera SS2 is quite close to my choice. But don't have much detail on this condo..
Please advise or is there any other better choices?

Seriously right. Looking for condo and yet worry about leasehold/freehold...like seriously man... Some critical thinking pls, Maresians.

Ameera is around 7 years old since VP.
Low density of around 240 units, 2 Blocks.
Block B is high rise, 8 units per floor. 3 lifts. 29 floors.
Block A is low risk, mostly big units.
One gym, one infinity pool and one function hall.
1200 sqf come with one car park.
I have been staying here since first round VP, no complaints.
Resident mostly are family with kids, retirees. Very few expats.

As long as there is still fh condo and landed around.....
Lishold ones will still feel as inferior.

past by the old Ming Tien Foodcourt in Taman Megah, they are building a 31 storey condominium with 9 levels of podium car parking + retail (if not mistaken)...with no highrises at immediate surrounding.

tropicana gardens arnica has some pretty decent units larger than 1200sf going for slightly more than your range. brand new vs 7 years if that matters a lot to u.

Ameera is good too.

your lishold portfolio... usually how long will it keep it until u re-sell it? re-sale value would be affected no? or u are those that rent until it paid off those kind of investors...? haha

that's the mentality differences btw those bought for ownstay and those bought for investment.

I have strict rules over FH and LH. of course overtime, goal post moves. nothing sets in stone.

I've never said they're d same. All things equal, of cos, fh is "better" over lh. But, in property buying where so many parameters r at play, can all things b equal...? Sometimes, in fact, most times, lh is only v subjectively, v marginally inferior to fh.

Won't comment anymore. Don't wanna derail d tered. To each, his own...

well... totally get your point... in your case... there's no need to differentiate leasehold and freehold... after all... return still running well back to you is the main point... if lishold are selling at lower pricing but superb value for money and u are getting a good ROI annually... why bother if its lishold or not... haha thumbup.gif thumbup.gif

Parking at roadside along SS2/72 is not a wise option icon_question.gif

i am interested to check out Ameera too. hows the maintenance fee per sqft? the only concern is there is no retail mall nearby..
