Hello guys! Recently came across another possible rumawip project at Kuchai Lama (not Ritz communities, not Kuchaimas) but locate as below

The location seem too good to be true IMO, comparable with Pinnacle Sri Petaling as both located at vibrant commercial area. Eat, shop, bank just within a stone throw away. Yet Kuchai Lama future MRT also closer walking distance (I think) compare with Ritz.

Location wise is superb imo, consider the following
10-15mins walking to proposed mrt along the shop lot and pedestrian

Using Sunday evening traffic as standard (driving)
5 mins to NSK
10 mins to Old Klang Road wet market
15mins to Mid Valley/Sri Petaling/TBS
20mins to Bangsar/Ikea cheras/Bukit Jalil Pavillion area/OUG
25mins to KLCC

But the developer Havana Solaris, I never heard before, or anyone know them?

Anyone mind to share more info here?

Thats the vacant carpark lot? That area is already jam packed and now with this upcoming.. can see a lot of double parking in this area..

Sometimes, too near to major highways is also not good although location which is smack middle of major highways is good. As pointed out by Kyiz, it is not only noise pollution from traffic along NPE but the jam-packed roads surrounding it as it is just beside the traffic light, criss-cross left and right all major highways. Good if you like all the shops and restaurants nearby just across the road but bad if looking at the traffic and noise pollution. This stretch of road. The stretch of road going into Jalan Kuchai Maju is already very packed up like sardine especially during peak hours. It's just impossible to even do a U-turn along this road as it is a challenge for vehicles to just come out from slip roads into this Jalan Kuchai Maju as the main road is already so jammed up. The double parking has contributed to the congestion along this road as 2-lanes become just one. Finding a car park is also a challenge around this old township. Double-parking is a norm in this area. Personally I would avoid Jalan Kuchai Maju due to the very bad congestion although there are some rather good restaurants along this road. The dim sum restaurant near NSK is quite good but the road is jammed up even on Sunday morning. Terrible.

Double park should be, coz usually rumawip only offer 1 cp, the extra car surely park outside = the commercial shop parking lot :facepalm:

But whatsoever, jam = ong = good location I think, target to those people like convenience, that is the one! Together with MRT nearby, surely ong + ong in future.

For 300k, nothing can go wrong with the location. Personally just worry how is the developer workmanship, facade, quality etc etc.

It will depend on priority. If talking about location, I surely feel Kuchaimas is at a better location, and it's RM100k cheaper as well. Only thing is need to look at the exact location with Kuchaimas as it may be located below a steep slope on low land.

Thanks for the analysis, I never really went in that commercial area in fact I just pass through the main road after exit from kl-seremban highway to old Klang Road.

Rumawip almost possible to build at any empty land, in that the case, guess dbkl or federal minister also should consider the road development and traffic as well. Hopefully!

Surely, KuchaiMas somehow at a better location, but the reasons I did not consider them is because the story ppl talking about stay near to HTC is bad for health, etc. Coz I plan for Long term stay not for investment, at least for 10-15 years.

For the price only 198k + HTC, I know really can't compliant much, but the HTC rumours really scare me off

I always taobao there, it's very crowded. But it's a very good location, easily cari makan and very near future MRT.
How about the police stop there?

With the number of new developments in this area.. wonder how's the sub sales market doing??? Everyone is going after new units with new facilities or perhaps lower price psf..

Thanks for the picture! Where and when did you take this?
This project has been in the works for a looong time, but last time I read about it it was described as abandoned - wouldn't happen. But if it has now been revived it should be a Great buy!

From Google map guess it should take about 10-15mins to mat station. Not as short as Ritz claimed theirs 5 mins, but at least this one is rather comfortable walk along the shop lot with crossings a pedestrian ready available.

The property occupied land wasn't that large, guess the facilities offer quite limited

Not sure about the nearby property value though, certainly a little impact will have

Guess will be remove?

Based on the website at post #1 seem ground floor is commercial lot with hawker stall? Maybe can reserve one for police use, at least resident there feel more comfortable. Just hope

Opposite Goodyear and 火辣辣 restaurant, new foodcourt there.

I was unsure where this is the project location until I saw this thread.

Thanks for the info! Should be a very good buy if the location in the map is correct. The MRT is just across the road, right? Next to the Ajinomoto.
But the plot in the map looks quite small, whereas the architect rendering on the billboard looks like quite a big development and high density. Can they fit this into the plot on the map?
Did anyone try to call the numbers on the billboard?
Would appreciate if you could share the details about location and facilities. Thanks:-)
