In this current market, try to squeeze the seller. Chances for him to let go is high if he dont strong holding power.

Not a Cheras guy - so which area in Cheras that is the best place to stay? I got that Tmn Midah is probably one of them.

Cheras was famous for super traffic jam since 70s... Believe me you need to get used to it before staying in Cheras.

So if you are OK with jam, then Cheras has two parts in general,
KL(from Velo to Cheras Central) and Segor(from Cuepacs to Kajang, mainly called Cheras Slatan).

The KL part, due to it's early development since late 60s/beginning70s, there were many landed established (since TS is mentioning double storey landed freehold). Midah was one of the earliest tamans and being benchmarked by others. Other landed were Tmn Cheras, Partama, Taiton view, Tanaga(mainly LH) (name randomly from FH to LH).

In late 70s/early 80s Tmn Motiara Barat, Bilian, Anggrik LenSing(LH/FH), Motiara Timor(LH), Sigar(LH), Conlock(LH) joined the landed list (again, name randomly from FH to LH).

So which one is best to stay, many KL Cheras folks will say theirs are the best. No dispute here. tongue.gif

This is Tmn Bukit Ria, not Tmn Pertama. Further uphill (also further from Tmn Pertama MRT station). No cemetery behind.

Slightly improved during the first month of MRT in operation with half price ticket before merdeka.
After that, traffic worsen. I leave it to other Cheras daikors/daichers to comment...

But if you are staying at nearby Pertama going towards KL(still jam), you have escaped a lot of jam paths/events compared to those from Cheras South....

There is no bestest in Cheras landed in terms of traffic jam free...
For older generations, they have gotten used to the their taman environment and their children(at least one) will choose to stay nearby either buying or renting....

I grew up in one of the tamans mentioned earlier...
I might be off topic, this thread is about TS and his choice/criteria, not about me... smile.gif

TS criteria if l interpreted them correctly.
Must: Freehold Landed double storey KL RM700k...
Tolerate: Old house
Ok to have but not necessarily: nearby Midah also OK.

I would assume TS already have some in his list.
Me not related to any agency, so just randomly picked one fresh ads... (There maybe more)

So l would recommend TS to contact the agent and verify the details and compare with other candidates in his list. If this is not ideal, then faster move on...If he is interested to look at the property, faster pay a visit. The property condition is not ideal, faster move on.

i am renting a house at Cheras, used to the jam, but just thinking to have more ideas and suggestion from all taikor.
Cheras: Taman Midah, Taman Pertama, Taman Mulia should be still not bad for me, cause avoided a lot of jam compare to other Cheras area.
Saw PJ Section 17 also selling double storey around this budget.
