 How much is real estate agent commission ?

Is the standard real estate agent fee 2% ?
Or is it lower for higher value properties, like 1.5% for properties above RM1m ?

3% seems a bit high, e.g. for a RM800,000 property, the agent commission will be RM24,000.

my agent fee is around 1.1% only
dunno la if he ady markup the house price from owner

REN commission is not 100% theirs to take, a significant percentage of the commission goes to the company they work for

i paid 2% to my previous agent which i believe is fair and most agents do accept it

i don't think i will reduce it for higher priced properties because higher priced properties are usually more difficult to sell.

Why anyone need agent? When his work only advertise the house in Mudah

the owner paid 3% fee like buta for something that the owner can do it by himself

yes advertise in mudah what so difficult?

well alot of owners dont like to do the advertisement, follow up calls, follow up the procedures, setting appointment timing etc... agent can bring buyers to the house to visit anytime... its not hard to sell a house... its just property owners too rich to do it on their own.... laugh.gif laugh.gif

3% i think is a guideline set by MIEA... generally nowadays all agent will ask for 3% first... and then discuss to reduce to maybe 2%... and also depends on your house price... if low cost flat etc... flat rate all rm5000 usually....

so dats de reason mos youngsters bcome property agents nowadays ? high comm wid less effort ?

imagine u juz post an ads @ iproperty/mudah/etc.... n got de sales....

don't think it is as easy as that these days. too many agents, too little buyers. advertising on iproperty is not cheap and there's a lot of time wasters that would just go look at property for fun

Apabila seorang Penjual melantik seorang Agen Hartanah berdaftar, untuk mendapatkan Pembeli untuk Hartanah yang dia hendak jual, Penjual akan diminta untuk menandatangani Surat Perlantikan Untuk Menjual/ Authorisation To Sell.

Surat ini ada 2 jenis:

A.General
B. Exclusive

Selain perlantikan Agen, di dalam surat itu Penjual juga setuju antara lain UNTUK :

1. Membayar fee sebanyak 3% dan GST sebanyak 6% ke atas 3% tersebut, kepada Agen;

2. Membenarkan Agen menerima dari bakal Pembeli bagi pihaknya, wang bersamaan 3.18% daripada harga jualan atau tawaran terbaik yang di tawarkan dan dipersetujui Penjual;

3. Agen menggunakan wang 3.18% itu untuk membayar fee Agen;

4. Membenarkan Agen menggantung tanda " UNTUK DIJUAL" di hartanah tersebut dan untuk mengiklan atau membuat promosi jualan di media;

5. Sekiranya Pembeli membatalkan belian setelah membayar deposit 3.18%, deposit yang telah dibayar akan dibahagi 50/50 dengan Agen.

wait u try and bcum one and went thru the hardship they gone thru first.... so little buyers for secondary market nowadays.... hmm.gif hmm.gif

let say some1 is so lucky enuff to get customer signed wid juz posting at mudah.my(example)...

in fact im wondering y so many ppls chose to bcome a real estate agent nowadays~~ hmm.gif

well... its one of the good way to earn a living if you are not good in your studies.... and also alternative way for those who wanna fast track their earnings... for the first few years after gruaduated.... what they earned if they worked hard enough is way faster than an average salary worker... lets say both are giving out same amount of effort into their work....
