Is anyone notice this project is NOT signing the Deed of Mutual Covenants (detail of house rules)? especially for the service apartment (commercial + residential) project.

My friend has told me there is NO signing of DMC, Even come with SMA 2013 or SMR 2015, but I'm wonder how well manage the 68 facilities & common areas without additional proper house rules?
SMA 2013 or SMR 2015 come with general regulations by law, therefore Resident may have challenging to set up an additional house rules in future.
As I know other service apartment project will provided to signing of DMC, its to protect both parties either developer or purchaser.
Anyone owner or agent can share your opinion since this is main concern for me to consideration, especially for the commercial mix residential project?

Basically workmanship or quality of project, can check their review from webpage or FB. History or previous buyers past experience would not be deleted in their mind. Check with your friends who are work in construction industry would know better.
In Technical, you can cross check is this project apply to the Conquas standard (CONQUAS is administered by the Building and Construction Authority (BCA) of Singapore) or Qlassic standard (QLASSIC is a quality assessment system developed by Construction Industry Development Board (CIDB), Malaysia). If yes, what is the target score to achieve?
In practical, you can cross check what is the brand use for the few product of finishes? Example floor & wall tile, sanitary ware & fittings, thickness of door & window frame, and etc? From the brand selected can easily to determine the project value.
In common, you can cross check what is the size of window frame provided, is full height?
My 2 cents, sharing.
