Pros
1. We love this area, already been staying here for 5-6 years.
2. Buying for own stay
3. Pavillion 2 - will this has an affect on capital appreciation of Tropika?
4. Good rebates by developer for Tower B
5. Golf view - no devlopements that will block the view

Freebies given
1. partial furnish kitchen
2. 4x aircons
3. 3 heaters
4. laminated flooring (3 rooms)

Freebies is not the attractive to me (but that can be ignored)

My concern is really the maintainence fee and entering price around BJ area?

Any sifus that can few piece of advice?

This Layout is consider very practical (ID freedom). You can do anything u like actually if u have budget 50k-100k🤣 so it’s not really a worry. Window size small may be a worry thou and that can’t change.

Group buy doesn’t affect developer reputation they can sold out quicker. Is buyer market anyways . Leverage it to ur benefit and get some % is a wise choice.

To whom u gona rent like that o.. u spoil yr unit only. There is some old flats around BJ that can yield better. Nobody will do this for 900psf condo.

No one will pay 900 for a dry wall sub partition room when can get 900 for a proper room at other floor or other condo in BJ. This not HK.

This guy just trolling la. Basic demand and supply. Unless u do whore house or anything illegal. Nobody will rent sublet room in this condo when there is so many rooms supply in the vicinity. Don’t even need to talk about positive ROI at this psf, u will need to charge 800-900 per sublet room which who’s yr target audience. A better ROI if ur talking about doing illegal and dun care neighbors looking is do poker house or gambling hub which makes more sense in terms of illegal means to achieve ROI. But u will get caught easily w 7 units per floor if 2/7 is ownstay

Cina men company, give full height window for type B also dunwan don’t expect balcony laaa. Even type c the ledge also not glass just metal.. they know location can sell, so less effort required
