Anyone come across that project? How is PJS4, imo, so call PJ but doesnt feel like PJ tongue.gif

Location wise i dont really like. Amenities just soso, within short distance not much restaurant (kopitiam i refer to), banks, petrol station all takda (correct me if I'm wrong) Nearest public transport is KTM station is about 10-15 drive away, nearest LRT is about 6KM away.

But the property itself 850sf 3R2B with balcony&yard + price RM300k + low density (300++ unit) + 2 car parks (side by side) seem nice thought.

I have came acorss this project & went to the site to check the surrounding. The place has a high rental demand but slow appreciation due to the surrounding.

PJS4 has a surrounding of low cost single story hse and low cost apartment. sad.gif
- There will be a new direct access to NPE sunway built by 2 private developer.
- 2 new high-end residence at PJCC (PJS5) near by.
- Tmn Medan Petronas Station is at 2 minutes drive from the site
- Self service dobby, 7-eleven is at 2 minutes drive from the site.
- PJCC nearby has a small tesco pernama.
- Nearest bus stop is abt 3 minutes walk which has FREE pj city bus to tmn jaya lrt.
- near future Lake & recreation park at PJCC

Down-side blink.gif
-high-tension cable near by
-Malay cemetery nearby
-beside a low-cost flat with tons of cars parked at road side.
- motorbike are like king there sad.gif

Yeah, abit isolated from the usual PJ that we know (PJ State, PJ Old Town). Its malay majority community so I am one of the rare chinese staying in that area. biggrin.gif

It's accesible by :
-kesas (2minutes drive)
- federal highway (2 minutes drive)
- NPE (1 minute drive).

Yeah, side of it is 2 low cost flat and behind is a small industrial area.
The entrance of the project is facing puchong side. so entrance to the property does not pass by the industrial area i guess.

Thinking to invest for future, since the lock down period is short(5) only. Share your thoughts~~

Above Singa Trading is the bus stop hub for PJ01 Free bus and rapidkl.
Above apartment suria is just the name of the low cost apartment. biggrin.gif

How did you get those duration numbers? From NPE only 1 minute to the site? From Kesas 2 minutes? Sure boh...

Those are not official google waze estimates, I just Drove around from the site so its a rough estimation. biggrin.gif

But of course, if you drive around during peak hour then is not as fast as it should be~.

I chosed west facing to sunway. Due to feng shui matter. Hahaha. I'm buying for own stay currently. Not sure bout rental yield. But surrounding area is low cost housing so maybe rental demand lower?

Icic, I am still checking out the area. Havent place d booking.

I think it should not be too bad since kesas, ldp, federal & npe is so near. Need to give a try to drive around during peak hour maybe.

Mind sharing the nearest kopitiam? And nearest supermarket, where do u usually shop for groceries?

Personally, i dont mind lrt is a bit far, just wake up bit early to avoid the jam. But food and supermarket for daily needs should within reach.

we choose the kl view since the agent told us the sun sets down on Sunway side so its gonna be a bit warmer in the evening..not sure whether he bluffing or he just want to sell KL side unit faster 🤣🤣

Mind share how much total u have paid (eg. booking fee, down payment & etc)

and as the place a bit isolated, no nearby lrt/mrt/ even ktm is not walking distance. Mind share also what make you decided to buy this property?

- 99 speedmart
- tesco pernama

Taman sri manja, you will get :
- giant hypermarket

Taman sri sentosa, you will get :
-checkers hypermarket

Nearest chinese kopitiam is at taman sri manja or sunway area.

The new access bridge to sunway npe will be built so should be fast and easy access to Sunway~

Based on the orientation of the project site, the project units are all having either direct morning sun (east) or direct evening sun (West). Only one side which is facing puchong that does not have direct sun.

Your agent seems to be correct..haha.

we only pay 1k for booking and the balance from the 1% down payment shall be made after loan approves, i guess?🤔🤣

ive been told that they have a free shuttle direct to LRT station within walking distance..we are okay with it.PJ is in the middle oh my husband's and my parents houses..price wise and the density also considered worthy for us

Currently I am eyeing on several project namely, VistaOUG, TasikMas, (both RUMAWIP) and this Residensi Medan (SelangorKu). First-preference is Vista OUG which priced at 300K for around the same size but only 1 car park. Location wise is quite strategic, close to OUG (with abundance of kopitiam, market) and close neighbor to Bukit Jalil City.

TasikMas, location not good, amenities not good for me. Just price of 198K is attracting. Also with 1 car park.

Residensi Medan, low density, 2 car park, after discount about 290K+- (agent told me), and easy access to multiple highway, PJ old town, Sunway. But location wise, a bit meh~~ for me. But putting location and amenities aside, Residensi Medan win my heart tongue.gif But considering that 2 factor, Vista OUG more appealing. sad.gif as both RUMAWIP are short walking distance to LRT (which I travel everyday to work). TasikMas amenities even worse. shakehead.gif

I just placed my booking yesterday with the agent and submitted all docs today..
This is the best offer in PJ so far, plus there will be a lake and garden build by MBPJ around the place (Sunway's view area), also some other residence will be build within 2years from now such as Aera Residence (380k +++)

Sgt berbaloi memandangkan kawasan PJS akan dinaiktaraf by 2020..

The lake and garden might mean the one beside Aera, for residensi medan, is surround by landed house right ?

From this project location to Kesas is easy, but if to Federal and Ldp or NPe. its always heavy due to single road at PJS2. It will be widen to double in future.

If your unit face sunway, other than sunset view/heat, you got chance to view the cementary.

PJS 3 houses are pretty new. Pjs4 & pjs2 houses are a little old but then i dont think any of them exceed 99 years.

The development in pjs4 is not very organised but it seems that MBPJ are putting more effort now than before.

Yeah .. I some how think their progress of road widening is wrong.

Pjs 4 there had widen, while the access road from kinrara/kesas and from NPe havent.

I've been in contact with the Balakong agent as well who's been asking to meet him at his office. Had some hesitations because the packages might seem a little too-good-to-be-true. But I guess since some of ya'll have already booked your units, it's legit after all.

Can anyone explain to this newbie on why some of us are buying through agents instead of with the developer itself? I thought, like PR1MA housings, we deal with the developer through their open days. Any differences here with Rumah Selangorku?

As the agent show to me, the facing kl was almost been booked . Left intermediate I guess .

50% I think , or maybe more . Just the facing west still do have a lot choices .

i think it really depends on how fast you can complete the documents and your agent apply for it through the web..ours took less than 3 weeks.. not sure that fast or not 😅

after seeking info from some forum-er here, i place my booking last saturday.

we decide to take a (kl view) intermediate type A unit on low level. at first want the high floor one but the park is reversal of normal condo. low unit granted low floor carpark. easy in out. proposed one entry with guard house. so security should be good.

got 7 lot for shop on 5th floor. easy for owner later like combi shop, dobi.

There is one claus in Mydeposit T&C is not appicable to government subsidies housing project. I guess Selangorku consider one of it.

Maybe u can double confirm with ur agent.

Last Saturday i called an agent to place a booking. He asked if this is my first
home, which i said no. He then said no chance already.

I told him my house is in Melaka, and requirements state that you can purchase if this is your first home in Selangor.

He told me they would straight reject the application if there is already one/more housing loan under CCRIS

the obvious pro for the 1% ones should be good for ones who is lack of cash but you have to pay higher monthly and the other way around..

as for now, only RHB offers the 1% DP..so cannot compare the interest rate with others ☹️

i think for this project it is really strict..because there are plenty other people who is in waiting list..when i applied they even asked for additional supporting documents tho i qualify most of the criteria except for working in Selangor (i work in Kl but Selangor born and stays in Selangor)

i got 4.24 for hong leong bank.the rate i got for 1% dp is 4.4

I not apply through agent. I apply directly on lhps website. So, once lphs approval, i pay the booking fee rm1000(not deposit, deposit will be higher, 1% or 10% of house price, booking fee can be refund if loan not approve later) to developer directly

For purchase through agent, the rm1000 booking fee is collect by agent, then agent will pay to developer to reserve the unit. Then agent will help u apply selangorku project through lphs website. if lphs not approve or loan not approve later, the rm1000 will be refunded.

My SPA and Loan prepared by legal firm recommended by developer , Alan Lim and Salawati,

My legal fee cost rm5000 (constitute of SPA 2500 and loan agreement 2500).

YUP, for first house buyer, there is no stamp duty for house below rm300k.

Ya, i bought the house at 270k.

Depend on how much loan we applied, for example 90% mean
1) we need to prepare 10% and lawyer fee when sign SPA,
2) for 2nd stage (the invoice i attached with deadline 19May2018 is issue by developer to request money for 2nd stage), the 10% paid by bank loan. So, we need to start pay interest for the 10%, which mean 27000*0.045=1215 per year for 4.5% interest.
3) 3rd stage onward similar to 2nd stage, but more interest we need to pay when bank release money to developer.

I borrow 75%. So, for this stage, the 10% is cover by myself. My loan will kick in when 3rd stage.

The PJ free bus stop located at Jalan PJS 3/2 (3.0756544,101.6330085), beside Singa Trading M

hi all,


I decided to cancel my booking this week because the agent and the banker did not submit my loan application since early of the year. They are tempted to suspend the loan process for no reason and its disappointing me . Therefore, I decided to buy a sub-sale house and thank God my loan 100% passes completely.

I wish you all to be successful & hopefully will get the house, thanks guys!

Hi,

Did you already try to contact the developer ? I also almost cancel my booking but i contact the developer directly about my problem.
My agent does not do his job well. He keeps delaying my application.
After I contacted the developer, the main problem is my agent.
I cancelled booking with my agent and changed to directly deal with the developer.

I understand what you mean now. If the small passage not enlarge to be a proper road, we had to take longer distance to get to Jalan PJS 4/27 as picture.
