 iProperty vs Property Guru, Which is your go-to website?

Hi,

May I know, out of the two websites, which is the one you will prefer when searching for home? I am helping a not-internet-savvy friend to advertise his house for sale and wonder which website should I advertise in?

Actually Mudah is surprisingly the faatest and most user friendly by a wide margin

The seach engine of PropertyGutu really sucks, unable to find anuthing if using incomplete keywords and u have to select from preselected choices

Even the "search" bar is not prominent

I think i have highlighted these issues to them but no response

In comparis9n when i complained to.Maxiss they fixed the app in just a few days

Ipoperty a little better but they make u "click for.more info" which is redundant and irrattable

Mudah.my is the best,.....those ads in iproperty and propguru are not accurate in terms of price(clickbaits)

use all available to do homework & research.
call the agent if you're interested, check for details before buying.

iProperty will charge RM400 for a single listing if you are not a property agent. You can try Land+ (https://www.land.plus) as it is free for home owners ...

Iproperty really need to clean up the content.

If user one can no longer trust the prices of houses and agent keep telling you the house been sold (even just recently advertise), something is really wrong.

Yes. I see iProperty is running rampant with duplicated listings. Is PropertyGuru the same?

Can opt for free post as well. Just that you have to delete the post and make a new one in order to bump it, or you could pay less than RM1 (should be) to bump it for a day

Lately I'm using propertyguru more, since they have a map function.

However, if selling a house I would put it on both and add in Mudah as well. The cost is small compared to the gain you can make in selling the house more expensive.

My friend wanted to list in iProperty, so I helped her. No choice. To avoid image theft, I put contact number onto my images. Now iProperty told me, like that not allow. Only can put name. I asked why and was told that estate agents will complain.

The thing is... I think people will still steal the image and display it regardless if it shows owner's name. Cause they know people will see it, but there's no phone number to call. If phone number is right there in the middle of the images, people will call.

Seems to me like iProperty is encouraging image theft. I think Estate agents complain cause they cannot steal photos with phone number written mah.. vmad.gif

For owner, post in Mudah la... Iprop & Prop Guru probably can let agent to help post for u. As too many and too easily out rank by those agent who put in a lot marketing there

Hmmm... In terms of ranking according to alexa I think propertyguru.com.my is better

each of them got their strenghts & weaknesses

mudah.com no doubt is the free advertisement, but the reply is not that high comparing to others paid-advertisement channel

iproperty is the most expensive paid advertisement, but the leads quite standardized

nuprop is the medium paid advertisement


for me, all also need to try to advertise, if wanna sell off property within a small range of time

Alexa is not accurate and no longer used by marketers. Try SimilarWeb for better accuracy.

just came across a listing of a house that I sold 4 months ago.
used to see a house that I sold 2 years ago.
it is madness im telling you.
very difficult to compete with unethical agents.

i've complained to iproperty since i was new in 2011..
but they cant do anything about it. they are just a portal according to them.
i showed them messages from owner getting angry at that fake listing either fake price or long time sold to iproperty but yet iproperty said there is nothing that they can do

There have been many times I screwed these unethical agents for advertising fake listings with fake pics.

Normal la, try to gather interested buyer, usually iproperty is more strict compared to propertyguru in advertising since i rarely see rubbish listing like "300k 300k 300k 300k", they even dare to advertised "new launched 300k landed double storey in KLCC" lololol

Fake advertising for non-existent property is detrimental to overall health of the housing market. It is time the government introduce some law and regulation to protect the consumers.

Yeah unfortunety, either the platform need to catch fake lead strongly or maybe MIEA need to catch?

But all viewer doesn't bring revenue to platform. Only agent. So......
