I'm looking to buy my first property and seeking your expert advice. Would it be better to buy an old well maintained condo (say 20+ old, good management) or a completely new condo?

thks

You buy for own stay or investment?

Always better to buy new since developer often tanggung legal fees and all
buying old condo in subsale means you might have to fork out more in terms of legal fees, agent fees and others.

But there are some perks to buying old established condo as if its location is good, high rental rate, and accessibility.

Go for subsale, now is the best time to go bargain hunting in the subsale market

well maintained with good management condo is better than a new poorly managed one.

Condo quality is about management.

yes, but need to spend a bit on renovation, and price appreciation may be less to none.

What to look out for if buying an old condo?

According to expert in propertyguru, buying first house must not for own stay.

Buy new one better with all the perks, dont do anything and wait till it appreciate and sell.

With that profit only you buy your dream home.

If for own stay, buy old condo if you really like the location and renovation and you can move in with minimal / no work done. I think it's harder to get loan for old properties? Since there might be a big difference between evaluated price and selling price.

New property, you can renovate to your heart's content... provided you have the cash of course smile.gif... and facilities are more up to date...

My first property is subsale condo and good thing is I know about that location, the crowd, etc.

Things that I cannot predict is after 4 years, the mall is getting vacant due to better mall opened recently.

So always look after the location. We don't know whether a management office is okay or not by glancing.

Find a good subsale condo. Plenty now. Most important is location and accessibility.

I would just say no one would prefer older house if they really have a choice...it all comes down to your budget, price and financial....
