 Green Suria Apartment - Service Charges, Expensive Service Charges

I am a SECOND buyer of my new Green Suria Apartment. My unit is around 1060 square feet at the corner.

At first, I was impressed by my real estate agent to pay MYR 120.00 for the overall monthly service charges.

After owning this unit, I was billed for MYR 244.00 monthly for such basic apartments.

From my understanding, this matter was raised up during during the FIRST AGM and the developer couldn't provide an acceptable explanation.

Later, I was promised to revise this service charge after clearing certain issues with the Tenaga National Berhad's billing matters. Probably, it will be MYR 0.15 per square foot excluding the sinking fund and no exact date to

For a unit as mine, I have to pay around MYR 200.00 that includes maintenance fees and sinking funds monthly.

In my mind, no matter we like or dislike, we must pay in according to what the management wants.

May I have your suggestions in regards to this matter. Thank you.

Any changes to the maintenance fees must be voted for by the majority during the AGM or any special GM. Developer cannot raised the rate without the consent from the majority owner.

Do check back the minutes of meeting if you did not attend. A written down black and white is what needed. Not hearsay. Not verbal promise.

15 sen per sqft is cheapest i heard? is there any lower?

Presently, inclusive maintennace fee and the sinking fund, it is around RM 0.23 per sq foot

RM 0.15 per square food is excluding the sinking fund.

After adding the sinking funds, it is about RM200.00 monthly. The the overall monthly payable amount will be around RM 0.185 per square foot.

From what I am paying for my condominium with condo facilities at around the Ampang Point, it is around RM 0.144 per square foot.

At other condominium within the Sungai Long area, I strongly believed the monthly payable amount will be at around RM0.145 too.

However, this Green Suria Apartment has no condominium facilities and the rate they charge is unreasonable.

Confirmation from the management , no vote during the meeting about this maintenance fee issue. But the residences did query to this high maintenance charges.

The management told me that the charges was based on the existing expenses that the management had to cover .

I requested for a meeting just to discuss this maintenance issue and if possible, we need to have a survey to find out the majority that the most agree to among the few options of maintenance charges with different type of services that to be provided.

However, the management personnel was anxious to me !!!

I think we need to review what they charges...the maintainance fees is not acceptable
