buying in auction is a difficult and stupid decision....not easy..u hv 101 thing to worry about especially eviction, caveat, consent etc etc etc ...bad times like this even worse defaulters die2 dont want move

buy for investment in this kind of market is a big NO....is a torture to manage property and tenant
buy for own stay....well u can always rent thousand of choices...cheap and new...can always move to new ones by even paying cheaper rent
buy from auction lagi No...cos open mkt throwing price like crazy....view and bargain until u ngam....y TLG need to suffer buyinh auction

While this is a sad story, this is also an account of greed. I used to be in oil and gas as well. And at the upstream side, as an inspection engineer with CSWIP 3.1U. I don’t think I earn anything less than her but I don’t go and buy 7 houses, instead I bought an agricultural land and just a condominium. I lost my job in 2016 and that’s when I make the move into IT.

So really, there’s no one to blame but herself, not even the economy.

OSRAM is currently cutting headcount and Renesas increasing production downtime (forced leave without pay), PayPal and WD Production leaving Malaysia. Better use on what is necessary.

personally anyone bought more than 2 properties in a year is GREED....nothing else.


buy 1 - ok....maybe its a good buy and possible good for ownstay

buy 2 - ok...maybe for investment


buy 3 - what is the reason to buy 3rd property in a year?????

For higher priced ones, not too bad, like 800k+. Those I’ve yet to see anyone bid higher than the previous price except for very few rare occasions.

One of the recent ones is:

Mont Kiara Hijauan Kiara sold at Reserved Price RM 1.24 Mil today.
This unit with private left and lobby already vacant for 2 years and the Malay owner previously brought from Singaporean.
Bank had cover all the outstanding fees including utilities fees and RM 26k maintenance fees.
I would said it's a pretty GOOD DEAL!

You only lose a bit of time, a few ringgit if u lose the bid. But, if you are lucky and get a property 20-30% below developer price then the effort is worth it

No one is holding a gun at property auction forcing u to bid. You have a choice to bid and stop at the price you find that is reasonable.

I have personally bid and won a property (vacant) that is 25% lower than what the developer is selling after rebates (balance unit).

from what I see now.. the current final price is above the previous round reserved pricing.. already few time I see the same thing happen..

example. previous round reserved is 320k. now final winning bid is 410k shakehead.gif

Bidding for a property takes time and effort, very rare someone can bid and win a property first time (unless super lucky)

If there happens to be some sohai who bid too high for the property that u wanted, just sit back, relax and let them continue.

There will be another day or another property on auction later next week, next month or even next year.

with the number of young, inexperienced property buyer nowadays + overpriced property by developer, there will be a lot more property that will be coming to auction house every week or month
