Dual key condo refers to having two homes sharing a common foyer yet on a single title. In another words, dual key condo mean a one single whole apartment that can be divided in to two separate apartments within the same single unit. Both apartments have their own separate set of keys and both apartments are equipped with their own kitchen and toilets.
Dual key condo normally has a layout which comprises of one apartment, a studio unit complete with own kitchen and toilet and another bigger apartment, 2 bedroom or 3 bedroom type.

i was thinking, buy 3 bedder offcourse cheaper but if difference is just 1k+ monthly mortgage isnt better to go for a dual key whereby i can rent out the studio unit and earn some income from there if not utilizing the studio.

just want to know anyone owns a dual key and how much can fetch for a 300sqft semi furnish studio w/1 parking lot..

cant seem to get much info on this.

exactly, so u need to find out the price point. i heard DK unit (2bed+1 bd) is more expensive than normal 3 bed for eg.
you need to calculate properly , and also know the 1bed and 2 bed can rent how much.
normally the bigger size DK unit psf should be lower than a strictly 2 bed or 1 bed. and save on transactional cost as well, since technically u buy only 1 unit.
furthermore, if u alrd have 1 unit, then this DK is second unit, compared to buy 2 units (2 b + 1 b) the third property LTV is lower, so affects loan as well.

layout also important.. if DK both have kitchen or at least kitchenette / pantry etc is ok, but some layouts - the "extra " unit is just bedroom and attached toilet. obviously in the latter case, you can't fetch same price as a typical 1 bedder/ studio.

https://www.propertyreview.sg/dual-key-condo/

https://www.myexclusivecondo.com/buyer-sell...-pros-and-cons/

so in conclusion, i think it's good but study the projek and your options and the market properly. rental always depend on location.

oh, yes, also you may want to look at those condo with duplex layout ie upstair / downstair have separate entrance and their own kitchenette/ pantry and bathroom. it serve similar function (ie rent up and down separately, or stay upstiar rent out downstair etc)

Some new launch projects purposely design the layout so that optional for the owner to do extra door/partition and can rent out 2 units separately. Example:

1. Neu Suite, Jalan Jelatek
2. Monorail project near Tun Sambanthan station

Both by same developer, Titijaya. See the layout on offer to understand.

1. it depends layout. not many so call dual key are efficient dual key.
2. exit plan? buying dual key, u can sell separate as compare to buy 2 separate unit. and the exit price is higher than 1 single unit. which mess lesser target buyer
3. rental and demand of the second unit (studio?) which u plan for rent out

there will always be low and high data point for rental.
if landlord will always say i rent/can rent for 1300 (example only), if tenant will always say "i can rent this for 700 here/ there"

but now u know why i often say in the forum KL property nowsaday lousy investment.. rental sucks! and cannot find tenant, or wait long time! MK got people wait 3-6 months or even longer to find tenant.
then rent out to friend of friend at 30-40% discount. sighx.

Quite a few new condos like Epic Suites in Bukit Puchong has such dual key units when I went and check out their show room. I think this is good for those who wants to buy for own stay, yet want to rent out one room without the tenant invading your family's privacy. If buying purely for investment, I'll still go for normal units

cool
what is the psf

you have to compare against the normal 3R 3B then you can see how much u "paying extra" for the studio.

then check normal studio ... around the area.

i think in general, good idea. how big is the studio in this DK...

another question: how r u going to split the electric and water bill..

location i think should be ok. but price? smallest unit 900sft 730K.. that's 800+ psf.. leasehold. so u double check your +1 studio what is the psf.. looks expensive. Sunway... don't come cheap, right. buy a normal 3 br, got leftover money buy another studio somewhere else? Boleh? so u see, it's not so straightforward whether "good" or "no good".

I guess the original layout is good. once dual keys, of course investors will want it to stay that way.

But is the other way round that happen usually. Owner need to convert to dual keys.
