hi,

anyone who has experience or staying in a dual key unit?

wondering what is it like and is anyone renting out good money for their studio unit?

Dual key condo refers to having two homes sharing a common foyer yet on a single title. In another words, dual key condo mean a one single whole apartment that can be divided in to two separate apartments within the same single unit. Both apartments have their own separate set of keys and both apartments are equipped with their own kitchen and toilets.
Dual key condo normally has a layout which comprises of one apartment, a studio unit complete with own kitchen and toilet and another bigger apartment, 2 bedroom or 3 bedroom type.

very good in singapore save a lot of extra stamp duty.

good idea in general. pay for one unit get two rental unit. but psf pay big unit psf so cheaper

look at pricing closely. and compare to othe 1 and 3 bedder around...

triple key unit pun ada wor


sum ppl last time subdivide unit now developer do 4 u

just want to know anyone owns a dual key and how much can fetch for a 300sqft semi furnish studio w/1 parking lot..

cant seem to get much info on this.

But i doubt this kind of property is better than having 2 seperate unit...

Tnb tariff will be the 1st thing that kill its tenant....

for investor, yes its good, confirm come with two different door,

if you want to buy and do some investment, focus on student area,

confirm high return of investment, goyang2 kaki hujung bulan tunggu sewa sahaja.

i got one new project near cyberjaya come with this facilities,

exactly, so u need to find out the price point. i heard DK unit (2bed+1 bd) is more expensive than normal 3 bed for eg.
you need to calculate properly , and also know the 1bed and 2 bed can rent how much.
normally the bigger size DK unit psf should be lower than a strictly 2 bed or 1 bed. and save on transactional cost as well, since technically u buy only 1 unit.
furthermore, if u alrd have 1 unit, then this DK is second unit, compared to buy 2 units (2 b + 1 b) the third property LTV is lower, so affects loan as well.

layout also important.. if DK both have kitchen or at least kitchenette / pantry etc is ok, but some layouts - the "extra " unit is just bedroom and attached toilet. obviously in the latter case, you can't fetch same price as a typical 1 bedder/ studio.

so in conclusion, i think it's good but study the projek and your options and the market properly. rental always depend on location.

oh, yes, also you may want to look at those condo with duplex layout ie upstair / downstair have separate entrance and their own kitchenette/ pantry and bathroom. it serve similar function (ie rent up and down separately, or stay upstiar rent out downstair etc)

Some new launch projects purposely design the layout so that optional for the owner to do extra door/partition and can rent out 2 units separately. Example:

1. Neu Suite, Jalan Jelatek
2. Monorail project near Tun Sambanthan station

Both by same developer, Titijaya. See the layout on offer to understand.

1. it depends layout. not many so call dual key are efficient dual key.
2. exit plan? buying dual key, u can sell separate as compare to buy 2 separate unit. and the exit price is higher than 1 single unit. which mess lesser target buyer
3. rental and demand of the second unit (studio?) which u plan for rent out

I dunno if the 1500/mth unit is fully furnished incl electricity but my friemd only paid 700/mth for his.

Thanks for the info. The unit I am looking at has 2 entrances, 2 keys, studio has own kitchenette and bathroom.

Might consider.
