Going forward, Ng said the company would be launching its next affordable housing project, SkyAwani 4 in Setapak, following the successful take-up rate for previous such ventures, namely SkyAwani 1 (Sentul), SkyAwani 2 (Jalan Ipoh) and SkyAwani 3 (Setapak).

Following the success of Sky Awani 1 and 2, SkyWorld will launch its fourth RUMAWIP project next year in Setapak — Sky Awani 4 Residences, also with a fixed selling price of RM300,000.

Ng said the project is currently being planned and the company has not decided the layout and gross development value (GDV), but the selling price will remain the same as other Sky Awani affordable homes.

“This will also be the second RUMAWIP project in the Setapak area. We have unveiled Sky Awani 3 in Setapak in July this year and to date, we have received more than 2,000 keen registrants showing their interest to purchase the 1,905 units,” he added.

Waaa.sky world would be the developer contributing to the most number of rumawip followed by aset kayamas and pv.lol.good news for first home buyer but pain in ass for small units buyer after the ten years memorandum over.I dont think setapak has left any empty land for sky world eh?possible could be the land opposite sri utama international school/adjecent to nsk wangsa maju ?

If it was meant for the first home buyer,I dont think there is an oversupply issue?just to meet the demand of lw medium income earner and ever growing of young population in the city?80k of rumawip to accomodate 320k of population averagely in kl city.but it definitely could spur up the economy activities in certain underdeveloped suburb like sentul tambahan?

So for the Sky Awani condo, only those who work at least 3 years in Kl are entitled to buy? Wad bout fresh grad came from other state but plan to work in KL?

Dont look on the numbers,but the reason why are them not qualified for the loan.bank wont simply reject loan application where they could make more business by lending out to people.yes,the young population definitely afford the 300k loan provided they dont buy latest foreign cars,dont pile up bad debts,dont go starbucks and travel oversea,and dont get personal loans.I work as a banker and most of the applications being rejected due to excessive bad debts.

If you're staying and working in kl you are qualified to buy. No 3 years requirement.

They will check your IC (place of birth), electricity/water bills (staying) and employment letter (working).

i used to live down the road at Zeta Park. the traffic light junction at PV128 is BAD and that junction at the lake towards this condo is is also another PAIN.

I really think this condo is more feasible for people whom are around from that area else really other better RumaWIP choices that can be looked at

actually i wonder Rumah wilayah isnt now set rules is 900sf at least with below 300k . but how come alot of developer still can use 800sf -899sf for rumah wilayah ya ?

I go to the sales gallery just now to see the scale model. For me quite nice actually, as for 300k rumawip, I think SkyWorld doing good. The model looks like high-end project not like other rumawip.

Yes, as for 300k rumawip, SkyAwani is top notch. Maybe because they compliance with QLASSIC.

As SkyAwani3 buyer, seeing this project really makes me wonder whether Setapak traffic can cater 3k+ units of people at one time, especially working hour.

too many uncertainty dy. if only can sell back to gomen or new buyer also lock in 10 years cannot resell.. then the subsale price would be gg.com dy.

they have 4 lift each block. got 3 block namely block A1, A2 & B.

L1 - L10 is car park.

L10a is facilities.

L11 - L54 is apartment floor (for block A1, L8 start to have units already)

For L24, there is 1 sky bridge link between block A1 & A2.

only got 1 type. either type A or A1. same just mirror image. in total got 1782 units.

each floor block A1 (13 units), block A2 (13 units), block B (15 units). each block got 4 lifts.

well yes. but heard nowadays they give 10%? so is 270k sweat.gif

but their quality i believe will be higher, coz construction stage they use SnagR to control quality.

also beside corner bead (outer) for wall which is pretty common, they also need inner corner bead as well b4 plastering/skimcoat. inner not commonly use though.

so the carpark L1-L10, what if my carpark at level 8. I have to drive from ground or does it have ramp direct to high level carpark.

But after loan approval, the agent told that new block is yet to open and he can only choose from A1, reason being that after meeting, developer might increase price for new block and he will not be entitle for full loan with good rate.

So I've been to this project area before but not really familiar with the surrounding area. I'm currently working in Bangsar South and it seemed it could take an hour for me to get to work. Regardless of that, should I be looking into this project?

i went to visit the site today. seems the site is at a dead end where there is a big PPR.. cars parked on the sides of the road..

the developer map show the street Awani 4 is accesible to Jalan Ayer Jerneh through 2 roads,when in reality these roads do not exist 🤔

I’m not sure how PPR renting works but definitely RUMAWIP you are not renting from the government. You are buying the unit and paying it for yourself.

Why would the government relocate you?

Isn’t there restriction to renting out Rumahwip, similar to the 5 year restriction for PR1MA? I suppose its rarely enforced.

Very solid this RumaWIP / Residensi Wilayah. At RM300k, it's a real steal! The value creation is mind boggling. The gym is a real kick ass facility! I dare bet that most condos at the RM500k price range won't even be as good as this gym.

Seem like Sky 4 and 5 they are using Schindler brand lift. Quite the cost they are willing to put in Rumahwip project. Even the one of the best rumahwip Kiara Kasih only use Hyundai lift.

Even Skyawani 3 oso using Kone, frequently breakdown, useless as well. No matter how good is the lift, these super duper high dense projects will definitely drag down the reliability of the lifts as the utilisation is too high and the numbers of lifts not sufficient as well, u can imagine how high is the utilisation

After seeing the your latest post, i just realised nothing wrong with the lift. Lol. The x symbol at the panel was the lift itself was occupied not because it broken.

Even the owner of the photos himself gave 4 stats out of 5.

Schindler know to be most realible out of others brand.

But 4 lift serving 50th floor might still seem not enough

So my view is "x" beside the floor number is a software glitch. LED lights has the capability to display an arrow up and down symbol, it more weird to put x sign to show up and down..just software codding. (Defect team/developer/contractor need to fix it)

So back to the question, does this image you showing is the lift broke down...or because of the x sign...because the first review picture by google review you also claimed the lift broke down, but i see the user of the photo himself gave 4/5 stars...

Didnt know reputation Schindler brand can become this puke.gif , 3 lifts down is not an ok sign

Also i think the lift landing panel was faulty, it should display up and down symbol at the lobby.

Yea, dunno why the Schindler in Skyawani are so problematic, perhaps due to the super duper high dense.

Whereas the Schindler lifts in PV condos are so much more reliable, not even a breakdown in a month

i agree with you upon watching the review about other project, 4 really not enough especially with the tall building.

Even Mvertica offered a 6 lifts per block.

Not to mention, Skyawani 4 are has additional 5 more storey higher than mvertica yet only provided 4 lifts rclxub.gif Schindler also cant survive with this overload.


Skyawani 4 Per block/tower
Height = 55 storey
Units per block = average +-700
Lift = 4 lifts (13 units per floor with 4 lifts)

M Vertica Per block/tower
Height = 50 storey
Units per block = average +-700
Lift = 6 lifts (12-15 units per floor with 6 lifts)

Parking problem, all rumawip also has this issue as only 1 parking is assigned.

If that is an issue I think you should not buy it, not complain once you have moved in.

Motorcycle parking as well, if one unit has more than 1 motorcycle confirm not enough motor parking.
