For first property, you may start with the property with lower monthly installment. (not exceeding your capability to pay monthly repayment)
Secondly, ask yourself is this house for your own stay or investment? If own stay, does it provide you the convenience like travel to work?
Thirdly, is the entry level suits your cash flow?

To me, I bought 2 units for investment. Simply because the price for a FREEHOLD property is consider cheap at this area. And the entry level is also reasonably low. Despite of size (if you are looking for huge size with low price per square foot, then sorry this is not suitable for you), all the factors including connectivity and future development are worth to own a unit (or more)

I would suggest you to visit the sales gallery. I can get my panel bankers to help you on your loan application. Touch wood, if worse come to worse if all the banks rejected your loan application, you can still get refunded in full*. (ask me how). Who knows your loan approved and you will own a good unit at such great location?

Just my two cents and that is how I started to own my first property.

I bought 2 units here. Good or bad is very subjective as one man's meat is another man's poison.
If you purely concern on profits (which are all investors suppose looking for), you can always go for property that's consider "below market price" (take the psf of surrounding for comparison).
My summary for this project (and the reason I jumped into):

1) FREEHOLD
2) Below market price 20% to 30%
3) Low entry level
4) Great future development = great capital appreciation

You may come to show unit and I will show you around.

Guys, I've already signed the SPA in January. And I checked, this project is under HOC. Lawyer is saying I'm not entitled to the HOC campaigned as mine is a different package? Anyone else facing this issue? HOC period is closing soon, I dont wanna end up paying for MOT.

U might need to check with the developer as HOC only eligible with APDL. I heard recently they only got APDL

You may refer to the booking form to find out you are under which package. If its under HOC package, there will be "List Price" then deduct 10% discount, then "SPA Price". For this project, only units at 33rd to 37th floors, as well as Type A & B at Tower B, from 10th to 13th floor entitled.

Also if I remember correctly, HOC was announced somewhere in February. So those earlier package has different offers.

For this project, APDL was obtained in January 2019. HOC was introduced after that, and officially introduced during MAPEX @ KLCC on 01/03/19 to 03/03/19.
HOC is only applicable to properties under HDA (residential) and under personal name. (company name not eligible)

*any one please correct me if I am wrong.

My first apartment invested was opposite a cemetery in Shah Alam Batu 3. That was chinese cemetery and 20x huger than this at Pantai Dalam. Still I make profit of 50%++. Good or bad is depending on individual.

For those who are still looking for properties to invest, forget about HOC package as you definitely won't be able get it done in time. Hearsay the package will be revised. I foresee that there will be increase of price, just the matter of how many %. So, quickly get on board before 30/06/19 to enjoy current package & price.

Bought in end of 2009, sold some where 2016 or 2017. Can't recall clearly.
Maybe not the max profit, but consider not bad to me. The key is buy at the lowest point.

If yr property is not having cemetary view or neaeby, guarantee can make at least 100% to 300%.
