This was a common buying situation, many that owned landed in Bangsar or Damansara bought into 1M and later Serai because of similar reasons and would eventually sell off their landed and either use the money for their retirement or invest in other properties. Unfortunately for me, the excitement to live in a bungalow was VERY short lived, 2 months later he asked me to return the key as he wasn't returning to that prison in the sky which was devoid of any character. He told me to find a tenant for that unit he was living in. As for myself. I am very picky on buying landed homes, I only will buy in some areas of PJ, Bangsar and Damansara Heights. It must be in a cul-de-sac, bear certain numbers for its address and must have some good feng shui to it. Why I'd buy this R10 over another landed in Damansara Heights. Cost of a decent unit at R10 is around RM3.5m for a 3bedroom unit. Expensive? Yes definitely, we are talking of KLCC pricing here today, can definitely get a unit at Troika or Binjai On The Park for the same money. I already have trained my gunsight on 1 particular unit. Definitely could buy a semi-d in Bangsar for that money. However if I were to find one that matched my required criteria it will mean quite a run down or tired house. Any house in Bangsar or Damansara that bears #8 or certain combination of 8s will automatically command a 30-50% premium. In fact I knew of one in Damansara that it has the number 168 and owner had an asking price of RM3m for it, the house sold for RM4.2m because 2 Hongkies were counteroffering to buy it purely for that, in the end after buying the house was flattened and a new building rebuilt on it. Here are the reasons one over another :- 1) When I get the key to R10, I could buy some furniture and move in straight away. When I get the key for a landed subsale, I will be looking at another RM1m to fix it up or update it. 2) When I get the key to R10, I spend RM50k to furnish it and have some ID work done on it, easily it could rent for RM15k. You get the key to that landed and spend RM50k maybe you've only scratched the surface and redone the wiring and part of the plumbing and for a landed house to command RM15k rental it will need to be in exceptional condition. Newer gated and guarded ones, yes you could get those but they are no where near cheap these days. Also it isn't for everyone. 3) When I sign the SPA for this R10, I have 4 years to save up money for the ID work, also the market conditions most likely will be better by then and the rental I could ask for would be much more. Buying a landed today? I've to pay it now and rental prices for them is unlikely to go up much in 4 years. 4) R10 is in a neighbourhood that is already replacing MK as expat's preferred choice. While they are not my favoured tenants, many wealthier PRC expats are looking for places to stay here, which only can mean rental will be high. Caucasian expats do like it too because of it being dog friendly. Definitely factors that would keep rental at a premium. Buying a landed in Bangsar or Damansara Heights? Still a favoured neighbourhood, no doubt about that and will remain the choice for Caucasian expats but this area isn't as easy to rent out if you want that premium rental rate. 5) R10 will be an iconic structure, maybe not in the same way as Troika but plenty of world famous designers is bound to make it a beautiful and well sought after property. Do you know how expensive it is to renovate a bungalow or semi-d using the same world reknown team? 6) Here's the thing that ultimately will make me give PPSB a cheque, though I absolutely detest Capitaland. Double balconies and one facing a lake and park. That in itself makes the entire thing worth it Park Regent Owners’ Club. NavarroOne1 liked this post

I have been seeing you promoting Cyprus and now Malta. Have you already participated this PR program? You have friends and families there? Which agencies you are from? I think Malaysiam are more interested in Austrlia / UK than Cyprus Malta.
