The following statement is often found in property for sale websites by negotiators ....

"Photos are for illustration only. This is to protect the privacy of seller"

no la, if ppl know who is selling then they will go direct to the seller hence bypassing the negotiator

Another thing is there are so many agent around will use the same photos in their own ads after they know where of the property located. They contacted the owner and offer to 'help' selling it with higher price.

You can see this a lot in Mudah where same property with few ads by few agents from different companies and surprisingly with different prices.

Selling a property can be a lot of reasons.. I mean if u purchase a property in the first place for investment.. U gotta monetize the property one day right

Besides the location and price, you will be a step ahead your competitor if your unit has the "wow" feeling ... meaning, the moment your potential buyer walks in and when they leave, they still have the "wow" feeling with them.

Appoint one or two (max) agents to handle your property if you are busy or you are not a sales person. Everybody can try to sell but not everyone can close a sale. Many agents doesnt mean your property sells quickly.

Ensure your agents expose your property to the maximum. Monitor their advertisements. Pretend to be a 'buyer' and call them. Hear how their response to enquiry. If he is lousy, sack him. Appoint another one. If he is good and closed the sale eventually, pay him for his service. Dont negotiate on his fee pls.
