 1 geran tanah 2 name- question

Hi All

I am interest on a land which only have 1 geran but the owner name have 2. one name own upper part of land , the other own the lower part the land .

now i want to purchase the lower part of the land . my worry is will it have problem later since the land i purchase is share same geran with other owner ?. Please advise this is my first time buy a land . thanks

can request to do separate land title. but need to pay land surveyor fee etc

problem - can't loan bank..
must make sure you name inside the geran later...

Alamak, better i answer in Bahasa.

Setiap pemilik yang terdapat didalam geran, mempunyai kelayakan yang sama untuk mendapat apa2 faedah dan tanggungan atas tanah tersebut.

Katakan kat atas tanah, tuan mendapat bahagian bahagian yang bawah. apabila berlakunya pengambilan terhadap bahagian bawah (bahagian tuan), namun pembahagian pampasan akan dibahagi sama, sesuai dengan pecahan bahagian di dalam geran tuan. Kalau pecahan 1/2 dan pampasan pengambilan adalah RM10,000, setiap pemilik yang ada nama dalam geran akan mendapat RM5,000 seorang, tanpa mengira kedudukan tuan diatas tanah yang telah diambil.

Kalau nak beli juga, setelah selesai proses pembelian, dengan segera adalah dinasihatkan untuk tuan membuat proses pecah bahagian. Setiap pemilik akan menerima geran masing2. Ini adalah bagi mengelakkan masalah yang dinyatakan diatas.

Apa2 persoalan tuan boleh tanya. in english also can. cool2.gif

kalau lepas i beli tanah itu ,. tepi i tak pecahkan bahagian kepada geran asing asing . bolehkah i jual kepada orang lain in the future ?

If the land under Agriculture, under current regulation, you need to have minimum of 1 acre per name.
If under Housing or Commercial, than you can split the land title even less than 1 acre.

Nasihat saya, jangan beli la.
Nanti nak jual susah, nak buat rumah susah, gaduh rezab jalan lagi, kalau masuk eletrik air pun satu meter je setiap geran.
Kalau ikut undang-undang, kalau tanah pertanian boleh bina sebuah rumah untuk satu lot (geran) walaupun lebih dari 1 ekar.

Kalau beli dengan harga murah dan buat rumah murah sendiri, ok bah... Tapi kena pakai cash, xdapat loan bank.

Kalau mahu jual lain hari, kena minta consent owner di sebelah atas. Kena tunggu mood dia baik sikit baru awak pergi minta, kalau tidak, dia duduk atas kepala awak... habislah cerita.... dan macam macam lagi masalahny...

Boleh beli and jual pada orang lain. Bahagian yang bro beli tu boleh jual.

Kalau nak separate land title, boleh aja convert to housing title but kena extra cost for conversion and split title. Fees and process u kena cari licensed surveyor. Kalau tanah cantik, beli aja and convert and split. thumbup.gif

Nope, kalau nak jual tak perlu consent other person. Boleh jual bahagian sendiri.
