Anyhow, it still can cover whole double storey house easily with 2.4GHz. 5GHz good for half the coverage as usual.  The iperf test for ac86u is perform on 5GHz with 4x4 spatial stream? GT is gaming router and more power. RT-AC5300 processor is slower than RT-AC86U. RT-AC86U bought from Taobao and fly in. Total all in less than RM700. But now 5Ghz not working. The risk is there. Confirmed the 5Ghz faulty even with Asus Stock Firmware.
Opening a support case with Asus and see how to RMA China unit.
